Same new traditional subdivision, separate homeowners associations
New traditional houses painted in muted colors have covered front entryways with space for a porch swing. Paved driveways connect the home’s attached one- or two-car garages to sidewalks laid throughout the community and lined by trees. Single-family homes are priced between $445,00 and $580,000 and are overseen by a single-family home homeowners association (SFH HOA). The SFH HOA enforces local covenants and maintains and repairs common areas, including Badger Park and green belts. Fronterra Village's new traditional townhouses price from $350,000 to $430,000, and they have a separate homeowners association that oversees the maintenance of its common areas and ensures covenants are upheld. Fronterra Park spans nearly 20 acres and includes multiple loop paths around open space, a disc golf course and a nature-themed playground. The loop paths branch out to community sidewalks, linking all neighborhood sections to the park and the Second Creek open space with its over 17-mile trail. The neighborhood has two additional parks with playgrounds and open space, one that is part of the homeowners association on its east side and Badger Park on its west. Reunion Park includes the indoor fitness facility Reunion Recreation Center, a community pool, a playground, soccer fields and an event space. “In the summertime, we do a couple of movie nights there where everybody comes out, and one of the local churches sponsors, for a family focused movie and everybody kind of lounges out and watches together,” says Cristina Geiger, employing broker of Key Team Real Estate Corporation in Brighton with 8 years of experience.Rocky Mountain Arsenal National Wildlife Refuge sits adjacent to the neighborhood, spanning over 15,000 acres. Within the open acres, Bison roam, grazing native grasses adjacent to over 20 miles of multiuse trail, while anglers cast lines from two nearby lakes. As an open space of wild prairie, there is an elevated concern for potential wildfires, which impacts Fronterra Village’s risk because of its proximity to the refuge. To counter this, fire stations were built alongside subdivisions in the early 2000s to shorten response times in case of emergency. In fact, the neighborhood sits in the middle of two Adams County fire stations.
Zoned schools a sidewalk away from home
The 27J Schools district serves Fronterra Village, beginning at Second Creek Elementary School, which earns a C-plus grade from Niche and is located within the neighborhood. Both Stuart Middle School, which is within walking distance of the neighborhood, and Prairie View High School also receive C-plus grades. Prairie View has both a STEM and Career and Technical Education (CTE) center on campus, where the classes include small engine technology and sports medicine.Commutes to neighboring cities and catching flights
Fronterra Village is centrally located to state Highway 2, a route to Commerce City, and Interstate 76, which runs to Denver, around 20 miles away. Both East 96th Avenue and East 104th Avenue connect the community with these major thoroughfares. The avenues also lead to Extension 470—locally known as “E-470”—which travels to the Denver International Airport, about 7 miles away.Reunion Marketplace, Las Margs and nonprofit coffee house
Nearby shopping centers include Reunion Marketplace and North Range Town Center, which both have box store brands, including Walgreens and Ace Hardware. King Soopers is located in Reunion Marketplace, where fast casual dining options, such as the regional Italian food chain Dion’s, dot the area. Las Margs is a locally owned restaurant close by that prepares Mexican food and serves it with various flavors of margarita. North of the neighborhood, Prairie Center Shopping Center is lined with big box stores, including Target and Dick’s Sporting Goods. Fast food chains also fill this shopping center’s plaza and that of Reunion Village, farther west. “We have something called the Reunion Coffee House; it's not publicly run. It's a nonprofit organization that runs this little coffee shop, helping kids learn job skills,” Geiger says.
