An urban neighborhood with a close-knit, village feel
Situated at the heart of Concord in the suburban East Bay, Crawford Village combines residential tranquility with easy access to downtown and beyond. At the western edge of the neighborhood, the city’s BART station and downtown shopping areas contribute to a bustling atmosphere. Deeper into Crawford Village, quiet streetscapes are inhabited by both longtime residents and newcomers moving into recently-built condos and townhouses. “Whether it’s Berkeley or Daly City, people are discovering this is a more affordable area,” says Realtor Denisen Hartlove, a 20-year Concord resident affiliated with the Dudum Real Estate Group. “People love the friendliness. All the neighbors seem to know each other, but they’re also willing to give you privacy and space.”

New homes and residents add to this century-old community
Crawford Village’s streetscapes tell the story of a neighborhood that has experienced nearly a century of relentless growth. Ranch-style homes built from the 1930s to 1970s share a community with townhouses built in the 2020s. Twentieth-century, single-story residences vary in price from $463,000 to $962,000, while newer townhouses range from $778,000 to $908,000. “The lower end of the price range is attractive for first-time homebuyers and those who are priced out of other areas of Contra Costa County,” says Hartlove. Sidewalk access varies by street, although this neighborhood’s level terrain and low-traffic, residential character keep leisurely strolls down the block a viable option.
Crawford Village is also home to some Spanish-influenced homes.
