Concord has a rural atmosphere with proximity to other communities
Concord, within Erie County, New York, is a scenic rural community on the outskirts of Buffalo. The area is favored by those who want to own land without being isolated from nearby regions. “The people I’ve worked with who are interested in living in Concord often tell me they love the ability to own a property with a bit of land, usually an acre or two, at a reasonable price,” says Timothy Healy, a real estate agent with Keller Williams WNY. Healy has been selling in the area for 2 years. “They also appreciate the convenience of being right in or next to Springville, while still having easy access to places like Buffalo, Orchard Park, Ellicottville, and Chautauqua Lake, all just a short drive away.” The town of Concord encompasses smaller villages and hamlets such as Springville, a village with a bustling main street for shopping and dining. Most homes in Concord are spaced far apart so residents can live in a rural setting without feeling isolated, says Healy.

Homes in revival and modern styles
Roadways wind between farmland and lush greenery, leading to homes on large lots. Near U.S. Route 219 is the village of Springville, which has a more condensed number of homes bordering gridded streets. Houses in Springville have public water and sewer systems. Residences outside of this area may have wells and septic systems.
“There’s a mix of different styles of homes, there are older styles of homes, early 1900s charm and certainly more of a farmhouse style,” says Springs. “Each of the homes are very unique and speaks to the time they were built. At that time, farmers were building a home to live in forever.” Dutch Colonial Revival, National and ranch-style houses are common. Some built in the late 1900s are in the midcentury modern style. Single and multifamily homes range from $100,000 to $530,000. “Things do sit for a little longer; people are expanding their minds to moving here, but there’s no active expansion,” says Springs.
