Located in the foothills of the Rocky Mountains, Aspen Park offers a peaceful mountain lifestyle coupled with the convenience of nearby urban amenities. The neighborhood is in the town of Conifer, about 30 miles southwest of downtown Denver, and is surrounded on all sides by pine and aspen trees. "It's the predominant commercial and retail area of Conifer, so the access it provides is excellent," says Dan Lucchesi, Broker/Owner with Lucchesi Property Group. "Conifer is a bit of a bedroom community for people who work in downtown Denver but don't want to live in that kind of environment."

A large part of Aspen Park's appeal, Lucchesi says, is the space it affords its residents, especially those coming from the city. "You have a lot of single-family homes in the area, mainly because you have more room to stretch out and space for things like a yard," he says. "It's just a little bit more rural, in a way that people looking to get out of Denver are usually seeking." Single-family homes range in style from cabins to modern contemporary, with a few ranch style homes as well. Prices typically range between $500,000 and just over $1 million. Many properties sit on expansive lots, sometimes up to several acres. Custom mountain estates are also common and are typically towards the higher end of the price spectrum. "The demand for the area is always outpacing the inventory," says Lucchesi.

Conifer schools stress the importance of the environment
The Jefferson County School District serves the community. Students can begin at West Jefferson Elementary School, rated A-minus on Niche, before moving on to B-plus-rated West Jefferson Middle School. High school students attend Conifer High School, which holds an A rating on Niche. Conifer High School is known for its strong Environmental Education program, taking advantage of its mountain location to provide students with hands-on learning experiences in ecology and conservation.
West Jefferson Elementary School serves students in grades K-5.
West Jefferson Middle School provides quality education to students in grades 6-8.
Conifer Senior High School is in the Outer South Jefferson County neighborhood.

Countless options for hiking, biking and other outdoor fun
Aspen Park offers more than seclusion. "Conifer is really popular with mountain bikers and hikers," says Lucchesi. Meyer Ranch Park, located just east of the community, offers several miles of trails suitable for all skill levels. The park is also a favorite spot for sledding during the snowy months, and the area averages 68 inches of snow each year.
Staunton State Park, a newer addition to Colorado's state parks, is ADA accessible and encompasses over 3,800 acres of dramatic rock formations, alpine meadows, and waterfalls. The park offers more than 30 miles of trails.
Meyer Ranch Park is a hikers dream in the Summer, and a sledders dream in the Winter months.
Staunton State Park has something for everyone from hiking to horseback riding.

Cozy book shop and wood-fired pizza
Residents of Aspen Park have access to unique local spots, though they aren't far from the essentials either. "You've got a lot of mom-and-pops, along with regional chains," says Lucchesi. "One of the nice things about that area in general is that it isn't hard to find what you're looking for. Even if that means a quick drive to the next town over." King Soopers is the neighborhood spot for groceries, while local boutiques like Mountain Books, a cozy bookstore, and Luna's Mandala, a boutique featuring handcrafted gifts, make shopping for gifts in the area a unique experience. JJ Madwell's is renowned for its wood-fired pizzas and Italian fare, often with live music on weekends, while DW's 285 Diner serves classic American breakfasts and comfort food.

Getting to Denver via Highway 285
Access to Denver is straightforward via Highway 285, with downtown reachable in about 45 minutes to an hour, depending on traffic. "It's still a suburb, but it has just a little bit more distance between it and the city," says Lucchesi. Denver International Airport is 50 miles away. The community's location along Highway 285 also provides easy routes to other mountain towns and recreational areas. The closest hospital, UCHealth Highlands Ranch, is 27 miles to the east.
