The Woodland Hills blends green space and interstate convenience
The Woodland Hills is a master-planned community 45 miles north of Houston that when finished will boast 4,500 homes of varying contemporary styles and a multitude of family-friendly amenities, including 20 parks. The 2,000-acre development is outlined by pine, cypress and oak trees, bringing a sense of seclusion to an area located just off Interstate 45.
“Keeping nature is a big part of the community, and people choose this subdivision because of that natural environment with green spaces,” says Bob Wilbanks, a Realtor with United Country Lone Star Homes and Land. “[It’s] a Howard Hughes development. It’s sort of a repeat of The Woodlands, which is one of the largest master-planned communities in the area. But this one is more updated and modernized.”
In addition to providing residents with a quiet environment, The Woodland Hills receives a CAP Index Crime Score of 2 out of 10, significantly lower than the national average of 4. The community’s location by the interstate allows for city access. “Commuting is a big deal for residents, and I-45 is an attraction for many people,” Wilbanks says.
Craftsman and New Traditional homes built between 2018 and 2025
This neighborhood is divided between the cities of Conroe and Willis, so its residences follow certain regulations depending on their locality. Common designs include Cottage-style Craftsmans, New Traditionals with decorative stone facades and Mediterranean Revivals with shingle-inspired elements. Homes exteriors have soft earth tones, and while tans and browns are common, some might be muted blue. Buyers can expect to pay between $300,000 and $450,000 for options that range from 1,500 to 2,500 square feet and feature up to four bedrooms. Larger models can carry price tags up to $850,000. Monthly HOA fees are about $85. “The neighborhood subsets are typically separated by price range,” Wilbanks says. “And most end in cul-de-sacs.”
The Woodland Hills will feature 20 neighborhood parks
Parks are a neighborhood point of pride. Founders Park is the showstopper. With 17 acres of outdoor space and a 10,600-square-foot activity center, the park offers a resort-style pool with a lazy river, a dog park and tennis courts. Teralyn Woods Park features a playground and pathways that connect to both Meador Elementary and Brabham Middle. Sue Luce’s Daisy Park, Dr. Tim Harkrider Park and Coach Les Peacock Park all include engaging play structures of different themes. Rick and Ros Dauzat Peace Park has a 2-mile creekside walking trail, and the centrally located Trailhead Ridge Park connects residents to 10 miles of trails that follow Stewart’s Creek. “Some empty nesters are coming in because they have grandkids, and they want parks nearby,” Willbanks says.
Public schools in the Willis ISD are within walking distance
The Wills Independent School District, rated an A by Niche, serves students here. Young learners can begin at B-rated Meador Elementary School, before advancing to Brabham Middle School, which holds a B-minus. Students can walk to either school along pathways from Teralyn Woods Park. Older learners can attend Willis High School, which is rated a B and boasts a state championship-winning bowling team called the Alleykats. Willis ISD Career and Technical Center is located next to the high school. The 113,000-square-foot facility offers 19 skill-based certifications.
Nearby shopping centers feature grocers and local eateries
A wide selection of shopping is available about 2 miles down Interstate 45. Options include a Kroger Marketplace, H-E-B, medical offices and several popular fast-food restaurants like Whataburger and Chick-fil-A. “The whole infrastructure along the interstate around the neighborhood is blowing up,” Wilbanks says. “If you live near an H-E-B, you’re doing good.” Zully’s is a favorite for Latin American cuisine, and TJ’s Tavern is a local watering hole with pool tables and weekend karaoke.
Commuters have convenient access to Interstate 45
Commuters can access Interstate 45, which runs along the east side of town. Houston is 45 miles south via the interstate. George Bush Intercontinental Airport is about 35 miles south of the neighborhood. No public bus or train system services the community.
Harvest in the Hills in the fall and Bluegrass Festival in the spring
The neighborhood hosts the free Harvest in the Hills Model Home Tour and Fall Festival each autumn. The inaugural event welcomed almost 2,000 guests and offered a $10,000 incentive to tour the model homes. The festival includes food trucks, carnival games and craft vendors. The kids tend to enjoy the mini train ride, inflatables and the petting zoo. The city of Conroe hosts a bluegrass festival each year, typically in the spring. "It’s a popular one,” Wilbanks says.
Warm days spent on Lake Conroe or at Panorama Golf Club
The 22,000-acre Lake Conroe is a popular seasonal destination. Boats can launch into the water from one of the marinas surrounding the lake, most providing a ramp and dock slips. Scott’s Ridge Swim Area is a public beach on the west side of the lake, about 10 miles from the neighborhood. Part of the Sam Houston National Forest, the park’s ample green space and sandy shores are open from April through September. Lake coves are dotted with waterside hotels and eateries, including Conroe Lake House and Boathouse Bar & Lounge. Visitors can also rent a Cruisin’ Tiki, a floating tiki bar.
Outdoor recreation can continue at Panorama Golf Club, located just south of The Woodland Hills on the other side of Highway 830. The public 27-hole golf course offers membership options, as well as post-golf lunch and dinner at The Greenbrier Grill.
