Cocoplum is a Coral Gables neighborhood of multimillion-dollar homes, private docks and athletic courts, all tucked safely behind a 24-hour manned gate. “It’s the most comprehensive package of security and amenities in all of Coral Gables and the surrounding area,” says Tere Shelton Bernace, broker/co-owner at Shelton and Stewart Realtors, who has sold dozens of homes in the neighborhood. Yet, Cocoplum is not simply an exclusive playground for the wealthy. “There’s a real sense of community,” Shelton Bernace says. “You’ll see kids riding their bikes and adults on their golf carts along the streets. When you drive in, people stop and talk to you. It’s a very safe, family-friendly environment.”

Mediterranean-style architecture is predominant among the estate homes and mansions
Bernace’s mother, Teresita Shelton, and business partner, Consuelo Stewart, were involved in the original development sales of Cocoplum in the 1970s, when the area was a beach for Coral Gables residents. Today, the community is comprised of around 400 estate-style homes and mansions on a series of residential islands. More than half are waterfront properties. The setting is typical Coral Gables. “There are beautiful tree canopies, and residents take their landscaping and upkeep of their homes seriously,” Shelton Bernace says. “The city also enforces codes to maintain the look of neighborhoods.” That look includes lots of homes with terra cotta roofs, decorative facades and fancy brick driveways. “Coral Gables is known for its Mediterranean architecture because it was developed in the 1920s, but homes have certainly evolved into more contemporary, transitional-type looks,” Shelton Bernace says. The community’s most exclusive homes are in Tahiti Beach, which has a separate gate and can only be accessed from a private road. There are fewer than 30 homes. Prices range from approximately $6 million for an older inland home to more than $20 million for a new build on the water. For Islands of Cocoplum, there is a $55,000 application fee for prospective homebuyers. There is an additional $100,000 application fee for purchasing a home in Tahiti Beach. Residents face a risk of hurricanes and related wind damage, and insurance rates will reflect that reality.

Boaters have direct access to Biscayne Bay
The community’s canals offer its boaters direct access to Biscayne Bay. The neighborhood has its own yacht club and marina, but prospective members must apply to be a part of it. Membership does not come with homeownership, and it is required to store a vessel at the marina. The community’s HOA is split up between Phase 1 and Phase 2, which includes all of the homes except those in Tahiti Beach. Resort-style amenities are spread throughout the community, but the bulk are concentrated around the Island of Cocoplum clubhouse in Phase 2. They include a pool, tennis courts, basketball courts, a beach volleyball court, a fitness center and a playground. All Cocoplum residents have access to the amenities in Phase 2. The clubhouse hosts holiday gatherings year-round.

The Shops at Merrick Park, Shadow Wagyu among upscale retail and dining options
Nearby upscale retail options include the Shops at Merrick Park. Neiman Marcus and Nordstrom’s are its anchor stores. The Landmark at Merrick Park is a luxury movie theater that includes a bar. Residents can take advantage of the South Florida dining scene at several restaurants. Shadow Wagyu, located in a nondescript building in a shopping mall near Merrick Park, is a high-end butcher shop that doubles as a restaurant. “Great cuts of meat. Great burgers,” Shelton Bernace says. “They even have a chef’s table.” Bouchon Bistro is a local favorite. The French-inspired eatery is housed in the former La Palma Hotel in the heart of downtown Coral Gables. OMAKAI delivers a contemporary sushi experience near the Coconut Grove waterfront. For home-cooked meals, Whole Foods and Publix are nearby.

Sunset Elementary, Ransom Everglades School are top educational options
Sunset Elementary School, which earns an A from Niche, and Coral Gables Senior High School, which earns an A-minus, are top-rated public schools available to the community’s students. The high school offers the prestigious International Baccalaureate program. Ponce De Leon Middle is a B-rated school. The A-rated Mandlestam School, which serves students in pre-kindergarten through fifth grade, and the A-plus-rated Ransom Everglades School, which serves students in sixth through 12th grades, are nearby private options.

While the community provides a private retreat, it’s also conveniently located to several South Florida destinations. “The neighborhood is kind of secluded, but it’s not far from anything,” Shelton Bernace says. “It offers great access to Coral Gables, Coconut Grove and South Miami.” U.S. Highway 1 is the closest major roadway, and it connects directly to the Brickell financial district and downtown Miami about 8 miles north. Miami International Airport is the same distance from the neighborhood. Multiple Metrorail stations are located within a few miles along U.S. 1. Coral Gables Hospital is less than 5 miles from the neighborhood.
Coconut Grove is just minutes from Cocoplum filled with shops and entertainment.
