Within Riverside County's city of Corona, suburban North Corona sits just north of downtown, at the junction of Interstate 15 and State Route 91. While Corona's growth was once fueled by the citrus industry, today it's driven by its comparative affordability to Los Angeles and Orange County. “The population is up 4,000 from just two or three years ago,” says Javier Ramirez, a Re/Max Broker with 26 years of real estate experience in Riverside County. “People often joke that the IE doesn’t have much to do, but that’s changing steadily since everyone is now flocking here to escape the cost of living in LA. We just hate that they brought the LA traffic with them.” Bordered east by Norco, residents here are about 25 miles northwest of Orange County and about 50 miles southeast of Los Angeles. As of summer 2024, Corona is home to more than 160,000 residents.

Older homes with modern renovations

North Corona's wide-open residential streets are often lined with well-paved sidewalks and skinny palm trees. Single-family homes here are either ranch-style or split-level from the mid-1960s through the ‘90s; they have three to five bedrooms and are set on roughly quarter-acre lots landscaped with hedges or yucca plants. Depending on size, homes that haven't been updated range from $650,000 to $750,000, while renovated homes range from $800,000 to $900,000.

Smaller homes are found in the neighborhood's south, near Route 91. Townhomes built in the 2010s have three or four bedrooms in around 1,600 to 1,700 square feet; prices range from $550,000 to $600,000, plus monthly homeowners association fees of about $270. In the gated Parkside Green community, three- and four-bedroom homes from the 1990s are built to the edges of their small lots; these cost about $620,000, plus monthly HOA fees of about $80. Mobile home communities from the early 1970s and early 2000s have two- to four-bedroom units for between $145,000 and $200,000.

Local schools earn a B-plus or higher

Local kids can start school at George Washington Elementary, rated a B-plus by Niche, then continue to Dr. Augustine Ramirez Intermediate Middle, which earns an A. Golf courses and gun ranges

North Corona’s largest community park is the roughly 44-acre Butterfield Park, with a sand-cushioned playground, a dog park, and softball and soccer fields, plus plenty of mature elms and oaks for shade. The smaller Stagecoach Park is laced with walking paths and features a Western-themed playground. In the north, Mike Raauhage Shooting Enterprises is a shotgun, pistol and rifle range that offers clay shooting and hunting education. The multi-use Santa Ana River Trail runs along the neighborhood's western border and leads 30 miles south, all the way to the Pacific Ocean.

Just east in Norco, the 18-hole, par 70 Cresta Verde Golf Course is open to the public, with nighttime lighting and a friendly bar. In South Chino Hills, The Rinks Corona Inline offers public skating, day camps and inline hockey leagues for kids and adults. Across the 91 in Downtown Corona, residents can join a book club or maker exchange class at the popular Corona Public Library.

Shopping and eateries along North Main

North Main Street, which runs along the neighborhood's southeast, is lined with restaurants and a few small shopping plazas. The Gateway Town Center offers Target, WinCo Foods and Staples, while North Main Plaza includes Smart & Final Extra! and the locally owned Betty Faye's Cafe, an American diner that serves all-day breakfast. The casual Mantra Indian Café is an outpost of a family-owned local chain, and offers a weekday lunch buffet; the Evans Brewing Company brews its own beer and offers 20 options on tap.

FasTrak deducts 91 tolls automatically

California State Route 91 runs south along North Corona, leading 50 miles north to Los Angeles, and 25 miles west to Orange County. "The 91 can be especially brutal during rush hour," Ramirez adds. "You'll want to invest in an Express Lane transponder account like FasTrak." FasTrak automatically charges tolls to the driver's account, rather than sending a ticket by mail. Although the neighborhood is mostly car-dependent and somewhat bikeable, residents can take the Metrolink from North Main to Orange County and surrounding communities like Perris Valley. Corona Regional Medical Center is set adjacent to the neighborhood, and the Ontario International Airport is about 17 miles north via the 15.

Corona's high-risk fire areas

North Corona, like much of the city, is at extreme risk of wildfires; Corona Fire Station #2 is in the neighborhood's southeast corner. FireSafe Corona, an organization made up of city residents and Corona Fire Department officials, aims to make the community less vulnerable to wildfires. I
