Cottage Hills offers quiet living between Alton and Bethalto
Slipped between the city of Alton and the village of Bethalto is Cottage Hills, an unincorporated segment of Madison County. Though the community is mostly made up of houses and apartments, its easy access to two municipalities grants residents convenience without living in a city.
Midcentury home prices range from the low to mid $100,000s
Cottage Hill’s clusters of homes are close enough together that residents are likely to see their neighbors as they come and go, but houses are plopped on big enough yards to easily accommodate wide driveways, sheds or even boats. The homes, largely collections of minimal traditional houses from the ‘40s and ‘50s, are typically priced in the low to mid $100,000s. In addition to homes, a long list of empty residential lots are on the market in Cottage Hills, opening up opportunities to snag plots for custom home construction.

Students attend Bethalto schools less than 5 miles away
Students attend the Bethalto Community Unit School District, and though the campuses are in the neighboring community of Bethalto, none are more than 5 miles from Cottage Hills. Kids begin at Bethalto East Primary School, advancing to Parkside Primary School, Meadowbrook Intermediate School and Trimpe Middle School. While students change schools frequently during their educational journey in the district, the quality of the instruction remains consistent. For example the teachers at each school receive a grade of B or better from Niche. After eighth grade students go to Civic Memorial High School, labeled a commendable school by the Illinois State Board of Education, which means there are no underperforming student groups at the school.

Park trails and bridges wind through forest and creek views
Many of the homes on the community’s southern end are in walking distance from Kutter Park. An 18-hole disc golf course tours you through the park’s varying landscape, from open grassland to dense forest to wood-plank bridges over the glossy waters of a creek. Those who aren’t fans of flinging discs can instead enjoy the playground, pickleball courts and baseball diamonds on the southern end of Kutter Park. Cycling enthusiasts can bring their bikes and hop on the 2-mile bike trail that starts at Kutter Park before winding along the path of a discontinued railroad line.

Residents enjoy brisket, groceries and riverfront shopping nearby
Landmark Realty Managing Broker Scott Dodson says Cottage Hills is a geographically small community with limited commerce, but it still offers a handful of businesses to visit. That includes one of the community’s most popular eateries, The Pork Barrel. Nestled among a cluster of sheds, the small rectangle of a restaurant can be easy to miss. But keep a close eye out for the entrance, and your reward will be tender brisket that melts in your mouth. Bethalto to the east offers retail destinations like Walgreens, Schnucks and Ace Hardware less than 2 miles away, while Alton’s popular riverfront downtown is 6 miles to the west. Or Cottage Hill residents can cross the Mississippi River to reach museums, restaurants or work less than 30 miles away in St. Louis.
