Spanning the streets between West Broadway and the old railroad tracks, Cochran Park claims one of the most convenient locations in Council Bluffs. The network of residential streets is within 2 miles of the Historic 100 Block and the business district by Bayliss Park, but thanks to the commercial activity on West Broadway, residents don’t have to go far to find what they need. “That area is very walkable, and it’s centrally located, so it’s super easy to get to the shopping,” says Steve Moore, Realtor and team leader at Embarc Realty who’s been selling real estate in Council Bluffs for five years. “Broadway is the main east-to-west street in Council Bluffs, connecting the two ends of the city.” Many people who grew up in the neighborhood choose to buy their first homes there, and the lower prices ease the transition. The Golden Spike monument, an obelisk rising from the neighborhood’s southern edge, marks the original eastern terminus of the Union Pacific Railroad.

Retail and restaurants on West Broadway are within walking distance
Residents are within walking distance of Hy-Vee, the primary grocery spot for the city’s west end. The supermarket is on West Broadway, which is lined with shopping centers and restaurants, including fast-food chains like Starbucks, Raising Cane’s and McDonald’s. Ribs, smoked pulled pork and brisket are served alongside house-made signature sauces at Hog Wild Pit Bar-B-Q. Down the road, the Retail Rebel outlet sells name-brand products at discounted prices. The Hideaway Grill & Bar replaced Whistles Pub & Grub on the neighborhood’s southern side in late 2024.

Starter homes at lower prices sell quickly
Lower home prices are one of the top draws in Cochran Park. Homes in this neighborhood tend to sell quickly, in 23 days, as opposed to the national average of 46. Most are ranch-style or shotgun homes with small front porches. Shaded sidewalks are separated from traffic by broad bands of grass. Starter homes are priced from about $100,000 to $200,000, while newly built row houses might fetch prices from $250,000 to $300,000. Mobile home parks occupy the southern part of the neighborhood near the old train tracks. “The neighborhood works like a small town in that it’s very family-oriented,” Moore says. “You’ve got kids who go to school where their parents and grandparents went to school. People are very loyal to the west end.”

First Avenue Trail begins at Indian Creek
Vibrant murals enliven the buildings surrounding the neighborhood’s namesake park. A new playground serves as the eye-catching central feature of the green space, which also includes a baseball field, tennis courts and picnic areas. The First Avenue Trail, one of the city’s many multiuse paths, begins at Indian Creek on the east side of the neighborhood, passing the park along the way. Popular with walkers, joggers and cyclists, the trail leads 3 miles to Omaha on the Nebraska side of the border.

Costume Night at Cochran Park brings Halloween vibes
One Friday every October, the city hosts Costume Night at Cochran Park. The family-friendly event brings “spooktacular” vibes with pumpkin painting, glow-in-the-dark games, food trucks and a dance party. “It’s designed to be a neighborhood thing for people who live in that area, but it’s been very popular,” says Dan Bettmann, recreation and events manager for the city’s Parks and Recreation department. “We put hay bales out there to give it that fall Halloweenish feel.”
West Broadway leads to the Iowa-Nebraska border
Two routes on the Omaha Metro Transit system provide service to Council Bluffs, with stops positioned along West Broadway. However, although the neighborhood is walkable, most residents rely on cars for travel outside the immediate area. The business district at Bayliss Park is about a mile away, and the dining and nightlife scene on the Historic 100 Block is 2 miles away. The closest medical center is CHI Health Mercy, about a half-mile past the 100 Block. Heading in the opposite direction, West Broadway leads to the Iowa-Nebraska border and downtown Omaha, about 3 miles away. Residents have a 6-mile drive to Eppley Airfield, which is served by seven major airlines.
Weather-related concerns and community outreach
Tornado watches and warnings are frequent in Council Bluffs, especially in spring. Homebuyers should look for builds with basements or storm shelters. However, the neighborhood's proximity to the Missouri River to the west means that the area's high water table can also cause foundation issues. Recently, unsheltered encampments have sprung up in the wooded areas near the Golden Spike monument. In March 2024, the Council Bluffs Police Department initiated an outreach program to help ensure safe and healthy living conditions for the whole community, providing help with housing and mental health services when necessary.
