Eastern Council Bluffs blends calm streets with convenience
Bordered by western Iowa’s vast farmland, Eastern Council Bluffs provides suburban reprieve from the bustle of the city’s downtown district. The quiet community comprises a network of recently built subdivisions along Interstate 80, offering residents a relaxed atmosphere without sacrificing quick access to the greater Omaha Metro Area. Daily comforts are also close to home, with short trips leading to established shopping centers, the restaurants of downtown Council Bluffs and abundant options for outdoor recreation.
Split-level, ranch and New Traditional styles line the commmunity
Homes range from mid-20th-century split-level styles to New Traditional modern ranch styles built over the last 25 years, filling subdivisions throughout the neighborhood. Houses on the west side tend to sit close together, while properties backing up to crop fields toward the east can sit on plots up to 10 acres. Though the presence of a homeowners association and fees differ from one subdivision to the next, curb appeal is present throughout. Front lawns often present fresh lawn mower lines, manicured shrubs line the exterior of homes and neat sidewalks that stretch across the bulk of the community. Most homes sell between $150,000 and $500,000. Larger homes or custom builds on more significant acreage can exceed $600,000 and sell up to $1.25 million. Eastern Council Bluffs also has a CAP Index Crime Score of 2 out of 10, compared to the national average of 4.
Residents run errands close to home and dine downtown
Residents run most of their errands within a few miles of their homes. Hy-Vee on Madison Avenue covers grocery hauls, and Metro Crossing Center features Target, T.J. Maxx, and several big-box stores. Tastee Treet is closer to home on Wasbash Road, and is a local favorite for ice cream. Downtown Council Bluff is a short trip north with a selection of independently owned restaurants and stores. Boxer Barbeque is known for its cornbread and serves meats smoked in-house. Downtown Omaha offers a more robust selection of locally owned businesses. “A lot of people like to go to Old Market,” Ciochon says. “It’s walkable with a lot of local shopping, coffee shops and more.”
Students can earn college credit at Lewis Central High
Council Bluffs Community School District and Lewis Central Community School District serve the neighborhood. However, most homes are zoned to the latter. Students may attend E.A. Kreft Primary School, which enrolls prekindergarten through second grade and earns a B-plus from Niche. Titan Hills Intermediate has a B-minus and teaches second through fifth grades. Lewis Central Middle School welcomes sixth through eighth-grade students and has a B rating, and Lewis Central High School scores a B-plus. The high school partners with nearby Iowa Western Community College to offer concurrent enrollment courses, allowing students to simultaneously earn high school and college credits.
Outdoor recreation includes hiking, fishing, and splash pads
Multiple parks make it convenient for residents to spend time outdoors in and around the neighborhood. Fairmount Park has a playground, disc golf course and a splashpad that stays busy throughout the summer. Vincent Bluff State Preserve comprises hilly hiking trails that offer views of the surrounding terrain. Hikers and bikers also traverse the Wabash Trace Nature Trail, which has an access point on Harry Langdon Boulevard and spans 63 miles. Lake Manawa State Park, 5 miles southwest, offers a beach for swimming, docks for fishing and a public launch for dropping the boat in. Union Pacific Railroad Museum on Pearl Street highlights the greater city’s storied history with the railroad industry through interactive exhibits.
Bayliss Park hosts free concerts and Farmers Market Council Bluffs
PACE’s Music in the Park Concert Series brings local musicians to put on free shows at Bayliss Park every Wednesday evening from mid-June through late July. The park also fills with Farmers Market Council Bluffs vendors every Thursday night, who sell fresh produce, handmade goods and more.
Interstate 80 supports commutes across the region
Interstate 80 passes through the community, connecting residents to downtown Omaha and the greater city. “Traffic can be heavy at 8 a.m.,” Ciochon says. “It’s not bad compared to other cities. The longest drive you would have is a half-hour to 45 minutes, and that would take you across the city.” Regional Metropolitan Transit Authority of Omaha services bus stops along main roads situated west of the interstate. Methodist Jennie Edmundson Hospital is 2 miles northwest, and Eppley Airfield is 11 miles northwest. Flight paths of the international airport pass over the neighborhood, which could cause overhead noise.
