Curving north of Kanesville Boulevard on the east side of Council Bluffs, McKenzie Avenue is closer to the city’s edge than its center. The surrounding neighborhood is mainly residential, with densely wooded areas that give it a secluded feel. However, access to a primary thoroughfare allows residents to get back to the action in a snap. “It’s pretty convenient to just jump on Kanesville Boulevard, which either takes you downtown or out to Interstate 80 on the east side,” says Lynn Leaders, a Realtor with Heartland Properties who’s been selling homes in the area for 30 years. “But that area’s nice because it’s established, there are some older homes. It’s not like a subdivision where everything was bulldozed, and you’re waiting on all the trees to grow.”

Although the neighborhood is well-established, new townhomes and contemporary single-family homes have cropped up on the side streets. Bomgaars, Fareway and Casey’s General Store
Across Kanesville Boulevard on the southern edge of the neighborhood, shoppers find Bomgaars department store, Dollar General and a handful of shops and salons. Sugar’s Lounge & Diner serves breakfast in the morning and transforms into a lounge at night, with live music and a kicking dance floor. Nearby, drivers fuel up at Casey’s General Store, which is open 24 hours a day. The neighborhood is also home to Fareway Meat and Grocery, part of a popular regional chain. “That’s a local chain known for its meat department, and their stores are smaller, so it’s convenient to get in and out,” Leaders says.

A 2-mile drive to the Historic 100 Block
Bus routes on Omaha’s Metro Transit system provide service to Council Bluffs, but the closest stops to McKenzie Avenue are too far away to be practical. Residents rely on cars for the 2-mile drive to the restaurants and nightlife on the Historic 100 Block and the Bayliss Park business district. Downtown Omaha is about 7 miles away, and it’s a 10-mile drive to Eppley Airfield, which offers nonstop flights to over 30 U.S. destinations. The nearest medical center is CHI Health Mercy, about a mile and a half away along East Kanesville Boulevard. The I-80 turnoff is less than 2 miles east, making it easy for travelers to get around the greater Omaha area.
College View is an International Baccalaureate school
Students start at College View Elementary, which receives a C-plus from Niche. In 2013, the elementary school became the first authorized International Baccalaureate school in Southwest Iowa, offering an inquiry-based approach to learning. Gerald W. Kirn Middle School receives a C from Niche, and Abraham Lincoln High School is rated C-plus. All three schools are within a short drive.

Although the area has plenty of dense tree growth, there are no parks in the neighborhood. The closest option is Big Lake Park, about 2 miles away, where walking trails encircle a natural lake stocked with rainbow trout. Less than a mile beyond that, Lewis and Clark Park is threaded with trails for mountain biking or exploring on foot.
