North Broadway is a beat away from downtown Council Bluffs
Council Bluffs residents often use cardinal directions to describe the city’s layout. With that in mind, North Broadway is aptly named. The neighborhood surrounds the northern branch of Broadway, the major thoroughfare that cuts a path through the heart of the city. But the name only tells part of the story. The tree-lined residential streets are on the east end, a beat away from the business and entertainment districts. “People consider the east end more affluent, so if you’re a professional, you generally live on that end,” says Steve Moore, Realtor and team leader at Embarc Realty who’s been selling real estate in Council Bluffs for five years. “It’s right by downtown, and the two hospitals are right there.” North Broadway is also home to two schools and a small shopping center.

A broad palette of architectural styles on curving roads
North Broadway’s residential streets loop around curves and over hills, bordered by shade-dappled sidewalks. Housing styles are eclectic, from ranch-style with cross-gabled roofs to New Traditional, Craftsman- and Cape Cod-style homes. Many properties sit atop ridged knolls with dense tree growth in the front and back yards. Home sales are infrequent, and properties sell quickly when they enter the market. Ranch-style homes and New Traditional builds might cost $200,000 to $325,000. Larger Cape Cods or renovated historic homes are priced in the $300,000 to $400,000 range.

Close to the Historic 100 Block and Bayliss Park
Just beyond the 100 Block is the business district, where museums, shops, restaurants and office space occupy the stately brick buildings surrounding Bayliss Park. Bus stops on East Kanesville Boulevard and East Pierce Street offer service to downtown Omaha, about 6 miles away. However, most residents rely on cars to get around. “The neighborhood itself is walkable, but as soon as you go south, Kanesville and Broadway are not walkable. They function like highways,” Moore says. The closest airport is Eppley Airfield, about 8 miles away. CHI Health Mercy and Methodist Jennie Edmundson Hospital are both within a mile, grouped around the intersection of North Broadway and Kanesville Boulevard.

While there are no parks within the neighborhood, North Broadway is close to Kimball Park, a narrow swath of shaded green space with sports courts, a picnic area and a playground. Additionally, the fishing dock and walking trails at Big Lake Park are within 2 miles of most homes.
