Prospect Park
A blend of single-family homes and apartments
The neighborhood is exclusively residential, with a few apartment buildings sharing space with shotgun- and Craftsman-style homes. “There’s quite a mix up there, with some older homes that have been converted into multifamily units, some historic homes, and some brand-new homes with great views of downtown,” Leaders says. Many properties sit atop gently sloping hills. Although the median price for a home in Prospect Park is $250,000 — $30,000 higher than the median for Council Bluffs — properties are snapped up quickly when they go on the market. Home sales are infrequent, but older foursquare and Craftsman-style builds recently sold for $100,000 to $200,000. Midcentury ranch-style homes sit around $200,000 to $300,000 range.New playground under construction at Prospect Park
Prospect Park, a 3-acre patch of grass and trees, rises from the corner of Millard and Harrison streets. Construction on a new playground is underway, slated for completion in spring 2025. In August, kids head to Big Lake Park to compete for prizes in the Youth Fishing Derby.Lewis & Clark Elementary School is right in the neighborhood

Kirn Middle School, also rated C, and a slightly longer ride to Abraham Lincoln High School, rated C-plus. Methodist Jennie Edmondson Hospital is less than a mile away, but residents cross busy Kanesville Boulevard to get there. The business district surrounding Bayliss Park is about a mile and a half away, and commuters to Omaha have a 6-mile drive via West Broadway. The closest bus stops are in the Historic 100 Block, with buses on Omaha’s Metro Transit system providing access to the larger city. Eppley Airfield is 8 miles away and offers direct flights to hubs like Houston, Charlotte and Atlanta.Tornado risk in Council Bluffs
