Access to I-29 and riverside bike trail in Roberts Park
On the west side of Council Bluffs, Roberts Park forms the heart of the neighborhood that shares its name. A pocket of residential streets surrounds the green space, moments away from Interstate 29 and the Iowa-Nebraska border. “It’s a convenient location because you’ve got access to I-29, and if you go underneath the interstate, you can jump right on the bike trail there,” says Lynn Leaders, Realtor with Heartland Properties. “So you have access to the trails, downtown Omaha, all that good stuff.”
West Broadway Trial spans across Council Bluffs and connects Roberts Park residents across neighborhoods.

Centrally located park and the Iowa Riverfront Trail
Set back from North 25th Street behind rows of evergreen trees, Roberts Park is the neighborhood’s central feature. A whimsical sculpture bearing the park’s name was designed by local artist Albert Paley as part of the city’s Art-in-the-Park initiative. Picnic tables and grills gather in the shade near the playground and sports fields. Also nearby, Pirate Cove Water Park is a popular hangout with a huge pool, waterslides and play areas. Hikers and cyclists can hop on the Iowa Riverfront Trail from an access point near the I-29 overpass. The 7-mile trail follows the path of the Missouri River through Tom Hanafan River’s Edge Park and alongside the Blackbird Marsh County Preserve.
Roberts Park residents enjoy long walks around Big Lake Park that connects to the Iowa Riverfront Trail.

Homes packed tightly together on level streets
The residential streets surrounding the park are laid out in a grid, with shotgun- and ranch-style homes packed tightly together. Lots typically measure under a quarter acre, with detached garages and patches of lawn among the mature trees and narrow sidewalks. Unlike the hilly neighborhoods on the eastern side of the railroad tracks, this part of Council Bluffs features level streets, making it easy to get around on foot. Home sales are infrequent, and properties usually sell within two weeks. Modest-sized shotgun-style homes recently sold for $175,000 to $250,000.
Many Roberts Park homes have a front porch and a small front yard.

Plane noise from an airport across the river
Roberts Park is about 2 miles from Council Bluffs’ business district and the dining and nightlife hub known as the Historic 100 Block. The closest hospital, CHI Health Mercy Council Bluffs, is a little more than 2 miles away. I-29 sweeps along the neighborhood's northern edge, leading about 4 miles west to Omaha. Residents have a 6-mile drive to Omaha's Eppley Airfield, but the airport is right across the Missouri River, within a mile of some homes. “People who live there just get used to it because the planes are taking off and landing over you all the time. It’s that way with the whole west end of Council Bluffs,” Leaders says.
A short walk to Woodrow Wilson Middle School
Roosevelt Elementary School is a short drive from Roberts Park, but students in grades 6 through 8 can walk to Woodrow Wilson Middle School. Thomas Jefferson High School, a short drive away, offers a range of extracurricular activities, from bowling to wrestling to robotics. All three schools receive a Niche grade of C.

Tornado risk in the Omaha metro area
The Omaha metro area is prone to tornadoes. In late April 2024, an outbreak occurred across Nebraska and Iowa, resulting in injuries and property damage. Potential homebuyers should prepare for frequent storm warnings and make sure their homeowners’ insurance policies cover wind damage.
