Former pro baseball player Stan Bahnsen was born in Council Bluffs, and the city honors their hometown hero with a designated park on the west side of the city. The Stan Bahnsen Park neighborhood lies between the railroad tracks and Interstate 29, bordered to the north by a nature preserve on the Missouri River. With access to outdoor recreation and major thoroughfares, residents have plenty of opportunities to get out and about. “The good thing about that neighborhood is that everything’s within reach,” says Bill Simmons, a Realtor with BHHS Ambassador Real Estate. “Everything’s a pretty easy commute. You can get to West Omaha in about 20 minutes.”

Waterslides and splash zones surround the giant pool at Pirate Cove Water Park, a popular neighborhood hangout on summer days. The water park is between Woodrow Wilson Middle School and the Gale Wickersham Athletic Complex, where high school athletes hit the field. Also nearby is Big Lake Park, a popular fishing and hiking spot.

Stan Bahnsen Park has more renters than homeowners, and apartment buildings and townhomes take up space near the interstate. Ranch-style homes and snout houses are standard, especially around the park itself, and most date to the mid-20th century. Split-level and raised ranch-style homes with built-in garages occupy the area around North 16th Street. “It’s an established neighborhood with lots of trees and a lot of variety in architecture,” Simmons says. Narrow paved sidewalks border the streets, with overgrown patches in some places. The median sale price for a home in this neighborhood is about $160,000, well below the Council Bluffs median price. While sales are infrequent, ranch-style homes might be priced at $150,000 to $250,000.

Close to Eppley Airfield as the crow flies
Although buses on Omaha’s Metro Transit system stop along North 16th Street, most residents get around by car. With I-29 running along the edge of the neighborhood, it’s easy to make the 5-mile drive to Omaha. Council Bluffs’ business and downtown districts are within 2 miles, and it’s 3 miles to CHI Health Mercy, the nearest hospital. Because the interstate and the Missouri River separate Eppley Airfield from Council Bluffs, it’s a 7-mile drive to the airport. However, the neighborhood is within 2 miles of Eppley as the crow flies, so residents can expect some noise from airplanes passing overhead.
Students can walk to Roosevelt Elementary and Woodrow Wilson
Roosevelt Elementary School is within walking distance of most homes in the neighborhood, as is Woodrow Wilson Middle School. Students have a short drive to Thomas Jefferson High School, where they can choose from various extracurricular activities, including jazz choir, bowling and theater. All three schools receive a C grade from Niche.
