Trolley Park
Neighborhood in Council Bluffs, Iowa
Pottawattamie County 51501
Cottages and ranch-style homes on walkable streets
Trolley Park is a sizable neighborhood, but shaded paved sidewalks make it easy to get around on foot. Cottages, ranch-style homes and bungalows sit side by side on compact lots bordered by paved driveways. Most builds date to the early 20th century, and some have been recently remodeled. Housing inventory is low, and homes sell quickly when they enter the market. Buyers can expect to spend $100,000 to $200,000 for a cottage or ranch-style home or $225,000 to $300,000 for a larger bungalow or renovated build.Steps away from Trolley Park and multiuse trails
The area's small neighborhood park is steps away from West Broadway. Young trees crisscross the green space, offering shade to picnic tables and benches. Skateboard ramps and rails are set up alongside a basketball hoop and a brightly colored playground. The First Avenue Trail skims the southern edge of the neighborhood as a popular route for walkers, runners and cyclists. Residents can swing beneath the I-29 overpass to Tom Hanafan River’s Edge Park, which features over 40 miles of multiuse trails, an amphitheater and a five-acre “great lawn.” Next door to Hanafan Park, Dodge Riverside Golf Club is a public 18-hole course skirting the banks of the Missouri River.Franklin Elementary School is just outside the neighborhood
Kids who attend Franklin Elementary School have an easy walk to the campus, located just outside the neighborhood on Avenue C. It’s a short drive to Woodrow Wilson Middle School, but Thomas Jefferson High School is also within walking distance. All three schools receive C grades from Niche.Seasonal events at Tom Hanafan River’s Edge Park
Tom Hanafan River’s Edge Park hosts several seasonal events, from April’s Springfest to the tree lighting at Winterfest during the holidays. In September, the adults-only Comedy Night at River’s Edge hosts stand-up comedians at the park pavilion.Midway between downtown Omaha and the Historic 100 Block
For commuters, one of the perks of living in Trolley Park is having I-29 right next door. The highway links with I-480 at the edge of the neighborhood, leading 2 miles to downtown Omaha. Two miles in the other direction, the Bayliss Park business district sits near the Historic 100 Block, the primary dining and nightlife spot in Council Bluffs. Omaha Metro Transit system buses stop in several places on West Broadway. “I see a lot more people walking or riding bicycles than I see waiting at the bus stops there,” Beck says. Medical services are available at CHI Health Mercy and Methodist Jennie Edmundson Hospital, both about 3 miles away. Residents have a 5-mile drive to Eppley Airfield, the closest airport.Restaurants and retail line West Broadway
West Broadway stretches from North 16th Street to I-29, with restaurants and retail lining both sides. Hy-Vee is the go-to grocery spot for the west end, and Retail Rebel sells name-brand products at bargain prices. Fast-food franchises are standard, but regional chains and locally owned restaurants pop up as well. Village Inn serves breakfast all day, and Jonesy’s Corner is a family-friendly sports bar known for Tex-Mex and margaritas. The Runza restaurant on West Broadway is currently under construction and scheduled to reopen in August 2025 with a fresh layout. Its namesake dish, the runza, is a piping-hot pocket sandwich filled with spiced ground beef and cabbage, an Omaha specialty.Council Bluffs working to alleviate drainage issues near the river
Council Bluffs is in Tornado Alley, so potential buyers should look for homes with storm shelters or sturdy basements. Additionally, Trolley Park is on the city’s west side, within a mile of the Missouri River. The high water table has caused foundation issues and sinkholes in the past, prompting the city to implement a vacuum-pump sewer drainage system. Investors looking for fixer-uppers should note that renovations on homes in this area might be costlier than expected due to structural issues.
