Named for its central pocket of green space, Trolley Park sits in a prime location on the west end of Council Bluffs. West Broadway, the city’s main thoroughfare, spans the breadth of the neighborhood, rolling all the way to Interstate 29 near the Nebraska border. The residential streets are highly walkable, giving homeowners and renters easy access to the commercial activity on West Broadway. Plus, housing prices are low compared to the rest of the Omaha metro area. “I like that area for first-time homebuyers and investors,” says Ryan Beck, a Realtor with BHHS Ambassador Real Estate who has been selling homes in the area for five years. “First-time homebuyers looking to the future — five years from now, when they want to upgrade to a bigger house, maybe they’ll keep it as a rental.”

Restaurants and retail line West Broadway
West Broadway stretches from North 16th Street to I-29, with restaurants and retail lining both sides. Hy-Vee is the go-to grocery spot for the west end, and Retail Rebel sells name-brand products at bargain prices. Fast-food franchises are standard, but regional chains and locally owned restaurants pop up as well. Village Inn serves breakfast all day, and Jonesy’s Corner is a family-friendly sports bar known for Tex-Mex and margaritas. The Runza restaurant on West Broadway is currently under construction and scheduled to reopen in August 2025 with a fresh layout. Its namesake dish, the runza, is a piping-hot pocket sandwich filled with spiced ground beef and cabbage, an Omaha specialty.

The area's small neighborhood park is steps away from West Broadway. Young trees crisscross the green space, offering shade to picnic tables and benches. Skateboard ramps and rails are set up alongside a basketball hoop and a brightly colored playground. The First Avenue Trail skims the southern edge of the neighborhood as a popular route for walkers, runners and cyclists. Residents can swing beneath the I-29 overpass to Tom Hanafan River’s Edge Park, which features over 40 miles of multiuse trails, an amphitheater and a five-acre “great lawn.” Next door to Hanafan Park, Dodge Riverside Golf Club is a public 18-hole course skirting the banks of the Missouri River.

For commuters, one of the perks of living in Trolley Park is having I-29 right next door. The highway links with I-480 at the edge of the neighborhood, leading 2 miles to downtown Omaha. Two miles in the other direction, the Bayliss Park business district sits near the Historic 100 Block, the primary dining and nightlife spot in Council Bluffs. Omaha Metro Transit system buses stop in several places on West Broadway. “I see a lot more people walking or riding bicycles than I see waiting at the bus stops there,” Beck says. Medical services are available at CHI Health Mercy and Methodist Jennie Edmundson Hospital, both about 3 miles away. Residents have a 5-mile drive to Eppley Airfield, the closest airport.

Franklin Elementary School is just outside the neighborhood
