Pedestrian-friendly streets close to I-29 in Westwood Park
The Westwood Park neighborhood is a compact network of residential streets in the west end of Council Bluffs, an area known for its walkability and lower-than-average home prices. Interstate 29 skims the neighborhood's western edge, providing easy access to Omaha on the other side of the Iowa-Nebraska state line. “It’s convenient to Omaha and all the attractions there, but you live in Council Bluffs, so it’s cheaper and your property taxes are lower,” says Ryan Beck, a Realtor for BHHS Ambassador Real Estate with five years of experience in the region. Residents also have easy access to the namesake park that occupies a corner of the neighborhood.

Cottages and ranch-style homes on tidy lots
Westwood Park is primarily residential, with single-family homes dominating the property blend. Freight trains frequently roll along the railroad tracks that border the southern edge. Streets are level and laid out in a grid pattern, making them easy to navigate on foot. Tree-lined sidewalks lead past cottages and ranch-style homes on tidy pocket-sized lots. Although many properties include paved driveways, street parking is common. Small cottages and ranch-style builds sell for $100,000 to $200,000, while larger Cape Cod-style and New Traditional homes sell in the $200,000 to $300,000 range. Apartment complexes are located alongside West Broadway and near Westwood Park. Since Council Bluffs is in Tornado Alley, potential buyers should look for homes with sound basements. Additionally, the west end has a high water table due to its proximity to the Missouri River. Although the golf course and the interstate separate Westwood Park from the river, flooding has caused problems with the foundations in some homes.

George LeBlanc Soccer Field at Westwood Park
The neighborhood’s namesake park is tucked between South 35th Street and I-29, with picnic areas, grills and a creatively designed playground. The George LeBlanc Soccer Field brings a flourish of local color to the green space. “They named the soccer field after a gentleman that devoted his time and energy to youth soccer,” says Todd Cook, a native of the west end and broker and owner of NextHome In The Bluffs. “George LeBlanc and his wife coached multiple soccer teams every year. I played for him myself.” Walkers, runners and cyclists can hop on the First Avenue Trail, which runs parallel to West Broadway on its 3-mile course.
The public 18-hole Dodge Riverside Golf Club is on the other side of the interstate, adjacent to the walking trails and 90 acres of green space at Tom Hanafan River’s Edge Park. Both the golf course and the park are within a mile of the neighborhood, but pedestrians have to navigate busy roads and cross beneath the I-29 overpass.

Tish’s Restaurant is a popular local hangout
Residents are within walking distance of West Broadway, the primary east-west thoroughfare in Council Bluffs. Fast-food chains line the street alongside auto parts stores, gas stations and a Hy-Vee grocery store. Across from Westwood Park, Tish’s Restaurant offers an extensive menu with everything from burgers and wings to ribeye and sweet chili-glazed salmon. “Tish’s is one of the top local restaurants,” Cook says. “The owner opened a little ice cream shop there back in the ’80s, then turned it into a restaurant when he bought more land. It’s a nice little hangout for everybody in the west end.”

Rue Elementary School hosts district autism program
The neighborhood is home to Rue Elementary School, which receives a Niche grade of C-plus. Rue is one of two Council Bluffs elementary schools to host the district’s autism program, a support system also in place at Woodrow Wilson Middle School and Thomas Jefferson High School, both rated C.

Live music at Harrah’s Council Bluffs
Harrah’s Council Bluffs Hotel and Casino is adjacent to Dodge Riverside Golf Club, less than a mile away. Stir Cove, the resort’s concert hall, frequently hosts big-name artists like Foreigner, Weezer and Wynonna Judd.
Midway between downtown Omaha and the Historic 100 Block
Interstate 29 links with I-480 near the northwestern edge of the neighborhood, paving the way for the 3-mile commute to Omaha and the 5-mile drive to Eppley Airfield. Residents who live on streets close to the interstate contend with regular traffic noise, and the area south of the neighborhood beyond the railroad tracks is dominated by hotels and industrial buildings, including a Tyson Foods plant. The Bayliss Park business district and the nightlife on the Historic 100 Block in downtown Council Bluffs are about 3 miles east. Two major medical centers, CHI Mercy and Methodist Jennie Edmundson Hospital, lie just beyond these downtown districts. Although Metro Transit system buses stop on West Broadway to shuttle passengers throughout Council Bluffs and into Omaha, very few residents take the bus.
Neighborhood churches serve as community gathering places
Several churches, some interdenominational, serve as gathering places for residents. Corpus Christi Parish, a Catholic church on 4th Avenue, includes an adjacent activity center with function spaces that can accommodate up to 400 people.
