Coventry is a rural town about 25 miles northeast of Binghamton with single-family homes priced below the national median. “It’s going to be serenity, tranquility, privacy — having nature around you,” says Amy O’Brien, a real estate agent at Keller Williams Greater Binghamton with over five years of experience. “That’s the draw.” Shopping and dining trips to Afton and Bainbridge, both 10 miles away, are part of the routine. “People buying in the country know they’re going to have to drive to essentials,” O’Brien says. Homes are tucked away along country roads with acreage. Still, the town stays tight-knit with community events like the annual Blueberry Festival. “It’s a rural, small town,” O’Brien says. “People know each other. It's cute.”

Farmhouses and ranch-style homes priced below the national median

Single-family homes in Coventry are largely ranch-style or farmhouses, built from the mid-19th century through the early 2000s. “They’re older, generally,” O’Brien says. Many carry rustic charm, with details such as shiplap siding, plantation shutters and lattice skirting. Homes along rural roads have sweeping, pastoral views of the countryside, though some cluster more closely in hamlets like Coventryville. “Generally, there’s going to be acreage,” O’Brien says. “Typical outbuildings come with that.” Larger lots allow for privacy and additions such as detached garages, workshops or barns. Many homes rely on well water and septic systems. Prices for single-family homes typically range from $60,000 to $170,000, depending on size and features. Land is also available, from about $20,000 for six acres to $100,000 for 40 acres. The median sale price is $60,000, compared to the national median of $420,000.

Exploring Bobell Hill State Forest, fishing in the Susquehanna River

Coventry offers access to vast stretches of state-protected forest. The largest, Bobell Hill State Forest, spans over 2,100 acres of dense woodland. It’s a quiet place to hike or ride horseback along unmarked trails. The forest is also rich in wildlife — birders might spot bobolinks or red-eyed vireos, while hunters come for deer and fox. “It’s very beautiful countryside,” O’Brien says. “You see all the fall colors.” Ten miles away in Bainbridge, General Clinton Park provides a boat launch for easy access to the Susquehanna River — a popular bass fishing spot. The 50-acre park is also a camping site with a playground, picnic tables and a disc golf course. Nearby, William S. Payne Memorial Park offers a community pool with a water slide and sports like basketball, volleyball and soccer.

Dining at Henry's, Main Street Grill and Bakery, River Club in Afton

While the community includes a few wedding venues and farms, residents head to neighboring communities like Afton to shop and dine. Henry’s Drive-In is a popular start to the morning, serving hot coffee and brunch bites in a cozy diner setting. Nearby, Main Street Grill and Bakery draws crowds for its specialty focaccia paninis made with seasonal veggies. “That’s a great restaurant,” O’Brien says. “Even people who live 30 minutes away will go.” The grill also prepares desserts, including banana cake, cream puffs and raspberry cookie cheesecake. Across the street are secondhand finds at Hickory & Doc Antiques and Gifts and Clint’s Hobbies & Consignment. For dinner, the family-owned River Club of Afton is a waterfront restaurant on the Susquehanna that serves comfort food, and the Rendezvous Lounge is the spot to relax with a beer and shoot some pool. The New 5 & 10 covers grocery needs, but Frog Pond Farms is 5 miles away with a locally sourced selection of farm-fresh flowers and produce.

Family-friendly festivals celebrate maple, blueberries

The Coventry Events Committee sponsors community events throughout the year. In April 2025, the town hosted the inaugural Coventry Maple Festival, which included a chicken barbecue, craft vendors and plenty of maple-infused treats, from coffee to popcorn. The annual Blueberry Festival in July has been a tradition for nearly 20 years and includes a bake sale, pony rides and magic shows.

Dual-enrollment opportunities at Greene High

Coventry is part of multiple school districts, including Greene Central School District, which is rated C-plus overall by Niche. Kids in kindergarten through second grade may start at the B-minus-rated Greene Primary before moving to Greene Intermediate for third through fifth grade and Greene Middle for sixth through eighth grade — both are rated C-plus. The B-rated Greene High offers dual-enrollment courses for credit at Tompkins-Cortland Community College.

Commuting to Binghamton and Ithaca on Route 41

Residents generally drive to get around Coventry. State Route 41 provides connecting access to Binghamton and Ithaca, 50 miles away. “It’s mostly car-dependent,” O’Brien says. “Although I saw someone on a horse. So, I guess it’s a car or a horse.” UHS Binghamton General Hospital is 26 miles away, and Ithaca Tompkins International Airport is a 50-mile drive.
