Cowanshannock is the type of place where you can put down roots, a rustic sanctuary outside of Pittsburgh. This Armstrong County township is full of long-time residents who’ve carved out their own piece of this tranquil area. “It’s a small town,” says local Realtor Sandy Bracken of Berkshire Hathaway HomeServices, The Preferred Realty. “There are a lot of families who have been there and who continue to live there.” This township is small in terms of population but still has plenty of variety in terms of homes. There are houses in Cowanshannock that date back to the mid-19th century, others built over the course of the 20th century and even some new homes, particularly along an artery called Diane Drive. Architectural styles here vary, like the construction eras, but many houses are either multistory colonials or single-story ramblers. “There are some nice residential dwellings,” says Bracken, who has been selling in the area since 2007. The CAP Index crime score for the area is 1 out of 10, below the national average of 4 and the lowest possible score. Many of the lots that homes here were built on are sizable. Lots in Cowanshannock start at close to 5,000 square feet for properties at the center of town, which has a bit more of a suburban feel with houses built more closely together. Lots elsewhere can stretch more than a dozen acres. "There’s a lot of farmland here," Bracken says. "Area crops include corn, soybeans, oats and wheat," Bracken says price tags for houses in Cowanshannock tend to hover from about $80,000 to $225,000. “It’s an affordable area to live,” she says. There are several options when commuting to Pittsburgh, including routes 28, 119 and 422. One of Cowanshannock’s marks is its respected school system, the Armstrong School District. Young students in the area can attend Shannock Valley Elementary from kindergarten through sixth grade. Shannock Valley has a B-minus overall rating on Niche and an active PTO that meets monthly. Students move into West Shamokin Jr.-Sr. High School from Shannock Valley, for Grades 7 to 12. This C-plus-rated school offers a technology education department with manufacturing, engineering, communication systems, robotics and drone technology classes. Bracken says that one of Cowanshannock’s appeals is that it’s friendly, and residents can socialize at some of the town’s establishments. Charley’s Place is a well-liked spot, family-owned since 1972 and renowned for its pizza. Residents can head down the main artery here, Route 85, to reach DiMaio’s Supermarket, a nearby spot for groceries. DiMaio’s Supermarket dates back to 1925 and its slogan is, “We’re big enough to save you money and small enough to save you time.” Residents can fuel up at Charley’s Place before heading out for outdoor fun at Rural Valley Ballfield, a sprawling space with a baseball diamond and a basketball court. Bracken notes that the 250-acre Keystone Lake is also close by “for the people who want to kayak, boat and fish. There’s also a lot of hunting in the area.” Keystone Lake is the largest lake in Armstrong County and is noted for its bass population. Anglers can also catch bluegills, crappies, perch, musky, sunfish, trout and walleye here. The thousands of acres of land around the lake are open to hunting. Cowanshannock has a friendly, small-town atmosphere, Bracken says. Though modest in size, this area has its share of standout amenities. There’s no surprise, then, why a lot of natives stay here and why this has become a site for new construction, too.
