Quiet streets and family-friendly parks define Valley Place

Valley Place is a quiet community named for its neighborhood park on the south side of Crystal, a Minneapolis suburb. “Valley Place is a family-oriented area,” says local Mark Fearing, sales associate with Coldwell Banker Realty. “Lots of parks and trails and mature trees around. Crystal’s also got a brand-new [aquatic] center; they’ve been investing in their community to bring in new homeowners.” The neighborhood is mostly single-family homes, but eight new townhouses were recently added. Residents, a mix of owners and renters, enjoy quiet streets and proximity to shopping, dining, major highways and Downtown Minneapolis, only about 10 miles away.

A mix of midcentury homes, condos and new townhouses

Valley Place’s median sale price is around $340,000, up 8% from last year. The neighborhood is mostly made up of single-family properties, but multifamily units add some variety. Prices start with condos, which are mostly concentrated in Nevada Court Condominiums on the west side. They range in price from around $150,000 to almost $165,000. Contemporary townhouses are available too, selling from around $375,000 to $460,000. Beyond multifamily options, properties here are older. Many of the neighborhood’s ranch-style and split-level houses were built between the 1940s and 1970s, so midcentury and midcentury modern architecture are common. Prices of single-family homes range from around $250,000 to $500,000. The median lot size is around a quarter acre, giving many properties spacious, grassy lawns, often shaded by a mature tree or two.

Minnesota is the land of 10,000 lakes, which means it has even more flood zones. Valley Place’s hilly landscape is largely high and dry, but there is a special flood zone on the northeastern edge. Affected properties may require flood insurance for federally backed mortgages. Snow is another environmental factor homeowners should keep in mind. Crystal has an average annual snowfall of more than 50 inches. Winters are cold, with lows averaging around 10 degrees. Summers are warm, with highs averaging around 80 degrees.

School choice allows students to apply to other districts

Valley Place is served by Robbinsdale Area Schools, which receives a B-minus from Niche. The district is part of a statewide school choice program, so students can apply to attend schools in other districts. Neil Elementary gets a C-plus, Plymouth Middle a B-minus and Armstrong High a B. The high and middle schools feature the academically rigorous International Baccalaureate (IB) Programme. Private, faith-based options include King of Grace Lutheran School, graded A.

Sledding, disc golf and dog parks are all within walking distance

The neighborhood’s central recreational hub is Valley Place Park, with a playground, walking trails, and basketball and tennis courts. Folks from out of the neighborhood come to this park during winter for its steep sledding hill and hockey rinks. Several more parks are within walking distance, including the recently renovated Bassett Creek Park. It now offers an 18-hole disc golf course, a dog park and a new bridge for its creekside trail. The green space has a playground, ballfields and volleyball courts. Lions Park and Crystal Highlands Park also have some sports facilities. About 2 miles away, Crystal Cove Aquatic Center re-opened with a brand-new pool, waterslides and more in 2025.

Deep-dish pizza, breakfast and wine tastings near Valley Place

A few grocery stores are within a short drive of Valley Place, including Lunds & Byerlys, Hy-Vee, Almstead’s Fresh Market and Cub. Good eats are close by, too. Frankie’s Chicago Style has been slinging its beloved deep-dish pies and Windy City dogs since 1991. Fat Nat’s Eggs opened in the early 2000s, quickly making a home for itself in the hearts of breakfast lovers citywide. Full of quality spirits, The Wine Thief and Ale Jail offers an international selection, hosting weekly wine and beer tastings.

Bus stops and highways offer easy access to Minneapolis

Metro Transit bus stops are on Louisiana Avenue. Drivers have quick access to Minnesota Highway 100, which connects to Interstate 394 – a direct route to Downtown Minneapolis – about 5 miles away. Robbinsdale Hospital has the closest emergency room, about 3 miles away. Minneapolis–Saint Paul International Airport is around 20 miles away.
