Major park and infrastructure developments coming to Culloden

Big things are happening in the small community of Culloden. Split between Putnam and Cabell Counties, Culloden is a halfway point between Nitro and Huntington. Being an up-and-coming hotspot means the community is changing. Developers are building new homes; meanwhile, the county government is investing in infrastructure as private interests look to bring in more recreation. "The Hoops Family is revamping an old hospital and turning it into a destination for weddings and events," says Chuck Boggs III, a Realtor and appraiser for River Valley Properties. "They're also putting in a golf course and some sport fields. So, there are really big investments and infrastructure work going on in that town."

New recreation options at the Grand Patrician Resort

Until recently, Culloden didn't have any parks of its own. Residents historically headed east to the playgrounds, waterparks and rec centers throughout Hurricane. But a few years ago, the Hoops Family — a major player in West Virginia's coal industry — purchased a parcel of land where the old Morris Memorial Hospital once stood. Over the years, developers have been slowly laying the groundwork for the Grand Partician Resort, to include an expansive golf course, country club, athletic complex and wedding venue. It has taken a long time to reach opening day, and the athletic complex is yet to be completed. But some amenities are now open to the public, including the golf course and a 1.2-mile walking trail. "That will be a huge, huge attraction once it's all finished," says Realtor Lisa Eden of Old Colony Realtors.

Newer builds offset by established split-levels for less

Because it didn't develop quite as early nearby communities like Hurricane, Culloden has held onto its most established homes, many of which were built between the 1960s and 80s. Ranch-style and split-level homes are quite common in the small neighborhoods that shoot off from U.S. Highway 60. Since the 2000s, while Culloden's neighbors such as Hurricane rapidly developed, new builds have trickled into this area too. Now it's not hard to find a sizeable New Traditional home for between $300,000 and $400,000.

Planned access ramp for Interstate 64 will simplify commutes

Although Interstate 64 passes right through Culloden, accessing it requires leaving the area. The closest access ramps are roughly 3 to 5 miles away from Culloden. But that is all about to change. "They're building a new exit in Culloden, which is going to change a lot for the area," Boggs III says. "That's going to help make so many areas not as isolated, so residents won't have to drive so far to reach the interstate." Culloden has also been the site of multiple other infrastructure projects, including an overhaul of the area's water treatment plants.

Top-tier elementary and middle schools in Cabell County

Culloden students have access to some of the region's top schools. Culloden Elementary is rated A-minus by Niche and is ranked the best elementary school in Cabell County. The school also sits just outside the top ten list for West Virginia's best public elementary schools. Meanwhile, Milton Middle School makes the top ten list with an A-minus rating. By ninth grade, most students move on to Cabell Midland High School, which has a B rating. Cabell Midland High is especially known for its championship athletic teams.

Commercial options nearby in Hurricane and Milton

There aren't many commercial options in Culloden. Most businesses are relegated to U.S. Highway 60, where residents go to visit chain restaurants, discount stores and the local post office. Some new businesses are opening up too, like the Little Patrician Kitchen at the Grand Patrician Resort. Some residents still prefer to head into Hurricane for a bite to eat, and everyone has to travel east to restock the pantry, as Culloden does not have its own grocery store.

Mild risk of flooding and blizzards

Indian Fork flows across Culloden, leaving some flood zones in its course. Most of these flood zones do not affect residential areas, although some lower-lying roads might flood during heavy rain. The same is true for blizzards, which are common in winter months, though the county maintains its own plows for snow removal. Compared with surrounding communities, Culloden has a slightly higher risk of wildfires, although there is not much of a history of wildfires in the area. The community also sees infrequent crime, indicated by a CAP Index Score of 2, lower than the national average of 4.
