A retail-oriented neighborhood in Culver City
When Fox Hills was incorporated into Culver City in 1964, it was mostly rural, made up of golf courses and undeveloped land. Soon enough, Fox Hills started growing, and by 1975 it was home to the Fox Hills Mall, now known as Westfield Culver City. To this day, Westfield Culver City is one of the largest commercial hubs in the area, and it's now surrounded by apartments and condos instead of golf courses and unused land. With so many amenities close by, the area is popular. “They’re good starter homes and next to a really nice park with tennis courts and open fields and play areas for kids. It’s a really nice community,” says Realtor Todd Miller, who works with KW Advisors and has over two decades of experience in the region.
Tons of shopping at Westfield Culver City
Dominating the community’s west side, Westfield Culver City is a large mall, anchored by department stores like Target and Nordstrom Rack. It offers over 100 stores, an indoor kids' play area and about 40 dining options. “They have a really good food court,” Miller says. In a casual setting, patrons can order from locally owned eateries, including BoomDog Korean Corn Dog, or more familiar chains like Chipotle and Pinkberry. The mall includes Trader Joe’s for grocery shopping, plus there’s a Sprouts Farmers Market just north.

Condos and manufactured homes in Fox Hills
With the mall on its west side and business parks on the north end, the residential parts of Fox Hills are mostly in the central and eastern parts of the neighborhood. The options are mostly apartment complexes and condo buildings, which offer lower sales prices. “It’s probably the most affordable location in Culver City, so a lot of people move there and build equity to save up for a home. It’s the entry point to Culver City,” Miller says. Condos range from $550,000 to $900,000, some with community pools, gyms and 24-hour security. The neighborhood’s northside also has the Culver City Terrace mobile home community, where manufactured homes range from $150,000 to $250,000.
The Meadows is one of the larger apartments complexes in Fox Hills.
There are no single family homes in Fox Hills, only apartments and condos.

Fox Hills Park and El Marino Park
In the heart of the neighborhood, Fox Hills Park is a 10-acre recreation hub, with athletic courts for tennis, pickleball and basketball. It also has covered play areas and walking paths lined with exercise equipment. The Fox Hills Parkette, in the neighborhood’s northeast corner, offers walking paths and benches shaded by trees. About a mile away, El Marino Park provides a playground, a covered picnic area and a ceramics hut with a kiln.
Fox Hills Park has basketball courts, tennis courts and a playground for the Fox Hills community to enjoy.
Fox Hills residents can get exercise by walking or jogging around the path at Fox Hills Park.

Well-rated schools, from El Rincon Elementary to Culver City High
On Niche, El Rincon Elementary School has an A-minus rating. Culver City Middle School also has an A-minus, while Culver City High School earns an A. In 2024, two Culver City High students won awards for the Congressional App Challenge, which encourages coding and new app ideas. On the neighborhood’s northside, Antioch University Los Angeles is a nearby higher education option.

Events like the Santa Sleigh Tour and Fox Hills Park Cleanup
Every December the city puts on the Santa Sleigh Tour, led by the Culver City Police Officers Association. Fox Hills Park is one of Santa’s stops, where he gives out toys and candy to children. At the annual Fox Hills Park Cleanup, organized by the Fox Hills Neighborhood Association, volunteers can pick up trash to maintain the community’s main green space.
A neighborhood with business parks, about 15 miles from LA
Fox Hills is partially walkable, with Culver CityBus stops throughout the community. It’s also about 5 miles from a light rail station, where locals can ride the Metro E Line into LA. The neighborhood offers jobs close to home, with business parks in its northern section, home to employers like TikTok Inc. Via interstates 405 and 10, the neighborhood is about 15 miles away from downtown Los Angeles. For more travel, the Los Angeles International Airport is about 5 miles south of Fox Hills.
