Why people choose Cutchogue

Cutchogue is a small hamlet on Long Island's North Fork. It’s part of what locals call “NoFo,” a quieter stretch known for its wine country roots, working farms and waterfront views. With beaches along both Long Island Sound and Peconic Bay, Cutchogue has earned a reputation as a more laid-back, affordable alternative to the Hamptons. So, if you’re looking for a summer escape or a year-round retreat that’s still close to New York, this could be it.

The real Cutchogue lifestyle: food, farms and a slower pace

Cutchogue may be known for wine country, but day-to-day life here revolves just as much around local farms, seafood and fresh produce. “They call it the Foodie Fork,” says Cheryl Schneider, a local Realtor who has lived here since 2000. “I can source everything grown locally … And things really do taste different when they’re picked yesterday as opposed to three weeks ago.” That farm-to-table lifestyle includes:

  • Borghese Vineyard, known as Long Island’s first vineyard
  • Wickham’s Fruit Farm, where you can pick your own fruit
  • Braun Seafood Co., with a fish market full of local catches
  • Peconic Gold Oysters, straight from the Great Peconic Bay
  • 8 Hands Farm, offering pasture-raised meats and eggs
While Cutchogue is sometimes compared to the Hamptons, residents say it’s far quieter. “People come here to chill,” Schneider says. “The Hamptons are very ‘see and be seen.’ This is the opposite of that.” There’s a mix of seasonal and year-round residents, but Cutchogue doesn't shut down in the winter. "There are a lot less people, but it’s not deserted at all,” Schneider explains. “Now that people can work remotely, we definitely have a larger year-round population.”

How much homes cost and what you get for the price

Cutchogue can be more expensive than some nearby hamlets, mostly because of its rural charm. “It’s one of the highest-priced hamlets in Southold Town,” Schneider says. Still, you’ve got options depending on how close you want to be to the water. “You can find something on or across the street from the water right now for $1,000,000,” she says, “and then you can also find $12 to $14 million estates on Nassau Point.” The median sale price here is just over $1.2 million, higher than in Peconic, Southold and Mattituck, but still lower than places like Southampton.

You’ll see a mix of small cottages, ranch-style homes and older farmhouses here. You’ll also notice more modern, New Traditional-style homes popping up, plus a handful of splashier waterfront estates. Homes away from the water usually range from the lower $700,000s to about $1.5 million. Newer construction and waterfront homes start around $1.1 million and can climb past $3.1 million, while Nassau Point estates can go for well over $5 million. Waterfront homes, especially along the Peconic Bay, tend to face a higher flood risk, with most flooding tied to hurricanes and other coastal storms.

Getting to and from the North Fork

A lot of people are drawn here because it’s close enough to New York City for an easy trip. “It depends on traffic, but it’s about two to two and a half hours into the city, which is kind of perfect for a summer house,” Schneider says. You’re about 90 miles from Manhattan, though summer traffic can slow things down.

You can get here without driving thanks to options like the Hampton Jitney and nearby Long Island Rail Road stations, but most residents still rely on a car once they arrive. As Schneider puts it, “You’d definitely be happier with a car.” For trips off the North Fork, the Cross Sound Ferry in nearby Orient offers a high-speed route to New London, Connecticut.

Waterfront living, from the Long Island Sound to Peconic Bay

Cutchogue sits between Long Island Sound and Peconic Bay, so the water is just part of daily life here. “The Sound is a little bit rougher, rockier beach, and then the bay is very flat and calm … It’s better for little kids and swimming,” Schneider says. “There’s everything you’d want to do: swim, fish, snorkel, paddle, sail. It’s anything to do with the water. And some people just like to look out the window at it, which isn’t bad either.”

You’re close to spots like New Suffolk Beach and Bailie Beach, along with local marinas and yacht clubs that make boating easy. Golfers also have access to the private North Fork Country Club, while the Cutchogue Village Green gives the community a place to gather for summer concerts and year-round events.
