Cypress Waters is becoming one of the Metroplex's top places to eat, sleep and play
Cypress Waters is quickly becoming one of the premier destinations in the Dallas-Fort Worth Metroplex. Amid a collection of corporate office buildings and multifamily communities, the 1,000-acre planned development features an array of amenities from restaurants and retail spaces to paved walking trails and a concert venue centered around North Lake. Now containing The Sound — a buzzing entertainment district in the heart of the development — Cypress Waters has evolved into a top spot to eat, sleep and play. Surprisingly, Cypress Waters' smorgasbord of perks isn't even its primary draw. "I would say location's a big part," says local Leasing Consultant Ashlee Bourque with Apartments at The Sound. "We're a Dallas address, but 15 minutes from the airport, close to Irving and Grapevine."

The Blue Ribbon Coppell High earns an A-plus grade
Served by the Coppell Independent School District, students in Cypress Waters go to schools right in the heart of the community. Kids may go to Richard J. Lee Elementary before advancing to Coppell Middle School West, which both earn A grades from Niche. Teens attend Coppell High School, going to the 9th grade campus before moving on to the main campus off West Parkway Boulevard. Named a National Blue Ribbon School of Excellence during the 2001-02 school year, Coppell High earns an A-plus Niche grade and features a wide range of after-school clubs and organizations. It also boasts a competitive athletics program, featuring a state championship-winning ultimate frisbee team.

Locals don't need to travel far to find good eats in Cypress Waters. Acclaimed restaurants are virtually right outside the front door. Flying Fish offers a host of seafood staples on the waterfront, while the neighboring Rodeo Goat is revered for its specialty burgers. Eno's Pizza Tavern is another local favorite, serving slices in the DFW area since 2008. For groceries, residents typically stop by MacArthur Crossing or MacArthur Park 2 miles to the southeast. The neighboring shopping malls contain a host of retail stores from Sprouts and Kroger to Target and Ulta.

Apartments and townhouses dominate with detached homes nearby
Cypress Waters primarily features large apartment complexes — like Byron Bay and The Wharf — where residents can rent a one-bedroom unit for around $1,500 a month, though townhouses line Bleecker Street and Water Mill Road as well. Contemporary single-family homes with New Traditional elements and stone facades can also be found north of the lake in the South Haven subdivision, typically pricing between $700,000 and $1 million, while properties with Spanish Revival architecture and red tile roofs are abundant in the nearby Emerald Valley.

DART's Silver Line is coming to Cypress Waters
Residents benefit from solid access to major roads and highways. Partially bound by South and East Belt Line Road, Cypress Waters also allows easy access to Interstate 635, which runs along its southside. Additionally, the Dallas-Fort Worth International Airport is less than a 5-mile drive west. Though public transportation options are limited, the community will soon have access to the DART train's Silver Line when the new Cypress Waters station opens in late 2025 to mid-2026.
