Kleburg is on the outer fringes of the city's southeastern corner, stretching into sparsely platted residential landscapes and sprawling expanses of farmland. "It's much less expensive to live on this side of town," says Rebecca Eskridge, Realtor at Realty Inc. and long-time South Dallas local.

New builds sell quickly in this transitioning suburb

As with many suburbs in the outer reaches, Kleburg is visibly in transition, with a mixture of home sizes and styles and a recent development boom. Property listings here begin just under $200,000 for a three-bedroom manufactured home and top off around $500,000 for a brand-new build with an attached garage in a sidewalk community. The average listing spends about a month on the market here. "It's tougher for pre-owned homes. New builds go much quicker," Eskridge says.

Local schools and nearby private or charter options

Kleburg is part of the Dallas Independent School District, known for its above-average academics and touts an overall B score from Niche. Many Kleburg kids attend the neighborhood's namesake elementary school before continuing to Seagoville Middle and High. High schoolers wear a uniform to school and excel in athletics, with several state football championships. Each public school has an overall score of C or higher on Niche and is within a 5-minute drive for most residents. There's a notable number of nearby charter and private education options close by for the buyer interested in exploring alternative routes.

Parks have a splash pad, ball fields and an annual community carnival

Finding a natural area to unwind in this peaceful locale isn't hard. Heard Park is an easy stop for a quiet walk or ride at the end of the day, where you'll also find kids at the playground and practicing on the ball field. Bruce Central Park is another outdoor getaway, where Kleburg residents regularly visit to walk the dogs around the duck pond or to set the kids loose on the splash pad. This is also the neighborhood's most popular community gathering place, hosting celebrations and events. SeagoFest is a 30-year tradition held in October when residents gather for a carnivalesque affair, complete with rides, a car show, live music and food vendors.

Big box stores, local bars and a strong Latin American food scene

You'll run errands at the commercial hubs densely patterning the interstate, where you'll find big box stores like Walmart, neighborhood grocers like Brookshires, and little markets stocking imported goods. Within a widespread framework of gas stations, pharmacies and familiar chain restaurants are a handful of independently owned eateries that locals love. Wings Over Seagoville is the neighborhood sports bar and a long-time hot spot, serving its namesake dish and many other fried handhelds. The airplane-themed décor and nostalgic arcade games make for a fun dining experience. With a strong local Latinx population, you'll also find a lot of international flavors here. Dos Pueblitos won the area over with pupusas and tacos. Rudi Napoli's is another town favorite, where pizza and pasta are always in high demand. You won't leave this family-owned spot hungry.

Interstate access supports commutes to jobs across Dallas

Interstate proximity is a big plus for Kleburg homebuyers, as this is a car-dependent area where locals likely commute to work. If you have an address here, you are conveniently 20 miles from the heart of Dallas. Service industry employers and distribution centers dominate the in-town labor force, among civic office jobs and the local school district. Many Kleburg professionals commute to the office. "If you want to sit down to eat or head to work, you're going downtown. It's about 25 minutes without traffic," Eskridge says. With prime accessibility and peaceful remove, Kleburg could be the perfect fit for buyers seeking a scenic and proximate escape.
