Northeast Dallas is a dense suburban neighborhood with White Rock Lake to the east and Greenville Avenue, a Dallas hub for entertainment and dining, on the west. "The main attraction to the area is the ability to be in the city and not necessarily in the mix of the downtown and uptown area," says Britt Rhodes, area local and Realtor at Compass RE. "The whole lake is flanked by a bunch of amazing 'destination' neighborhoods driven by schools and local establishments. It's very tight-knit, and there's a sense of pride there."

Modest ranches on tight streets and condos
Homes sit tightly spaced on uniform residential streets in Northeast Dallas. These streets are often lined with narrow sidewalks and mature trees. Most homes are three-bedroom ranches costing between $500,000 and $700,000. Many homes have private driveways leading to detached garages in the backyard, while others are street-parking-only. The western portion of the neighborhood is dominated by condo and apartment buildings, with a two-bedroom usually priced from $275,000 to $325,000.

Shopping and dining along Greenville Avenue
All along Greenville Avenue, residents will find shopping, dining and entertainment. "Lower Greenville is an entertainment and restaurant district. It's evolved a lot over the last couple of decades, but it's now a really cool, diverse street with just about any cuisine," Rhodes says. "It's great for families, date night, girls' night." On Lower Greenville, visitors can enjoy relaxed Mediterranean fare at Sevan G & G Cafe or high-end farm-to-table plates at Carte Blanche. Further north on Greenville, Velvet Taco keeps customers on their toes with innovative flavor combinations. For groceries, the neighborhood has a Kroger and Sprouts Farmers Market.

Recreation on White Rock Lake and trails
The neighborhood and area around the lake have overgrown, mature trees and plenty of outside space to enjoy. "It's really pretty. There's a lot of wildlife, surprisingly. There are the greenbelt areas around the lake that you can't build on because there's a colony of peacocks in the area, and they roam free. They walk in and out of the neighborhood," Rhodes says. White Rock Lake Park on the neighborhood's eastern border has nearly 2,000 acres devoted to hiking, biking and water sports. A 9-mile trail loops around the lake, providing launch points for sailing and kayaking. Locals can also walk on SoPac and Ridgewood Trails, which connect to the Santa Fe Trail. Ridgewood Park also offers amenities like a recreation center, tennis courts, and a "sprayground" for cooling off on humid summer days.

St. Patrick's Day Parade and concerts on White Rock Lake
The area hosts the city's annual St. Patrick's Day Parade and Festival, which features over 90 parade floats, the St. Paddy's Day Dash 5K race, food trucks and vendors, live music and more. On the other side of White Rock Lake, the Dallas Arboretum and Botanical Garden also hosts events. "That's a big thing for families. They've got concerts on the lawn, great kid's programs and it turns into a little waterpark in the summer," Rhodes says. Among these events is the Cool Thursdays Concert Series on the White Rock Lake waterfront. Residents bring their lawn chairs and blankets to enjoy the sunset and live music weekly from April through October.
Dallas Independent School District serves the neighborhood
Students in Northeast Dallas may start school at Dan D Rogers Elementary School, which earned an A-minus grade from Niche. Rogers Elementary focuses on personalized learning, implementing goal setting and accountability, project-based curriculum and more techniques to help students succeed. Students continue to Benjamin Franklin Middle School, which earned a B-plus, and Hillcrest High School, which earned a B. Southern Methodist University, a private institution with about 12,000 students, is also immediately west of the neighborhood.

Getting downtown by car and light rail
Many locals walk or bike to the restaurants and parks within the neighborhood, and downtown Dallas is 7 miles south. "Most people who live in the area can get downtown by car in about 10 minutes on the back streets," Rhodes says. "And there is a DART train station right there if you want to." Northeast Dallas is less than 7 miles east of Dallas Love Field domestic airport and 20 miles east of Dallas Fort Worth International Airport. For health facilities, locals travel 3 miles north to Texas Health Presbyterian Hospital Dallas or 8 miles southwest to Parkland Health Hospital.
