Locals might not expect to find forested parks and midcentury architecture just 7 miles south of Downtown Dallas, but that's why Oak Park Estates is booming. "Over the last 10 to 15 years, people have rediscovered this part of the city. We've seen a major resurgence in renovations and new families moving in,” says James Fairchild, Associate Broker of the Fairchild Group at Ebby Halliday Realtors and longtime resident of Oak Park Estates. The neighborhood features rolling hills and mature trees just south of Kiest Park and minutes from Route 67. “Getting downtown takes maybe 15 minutes max, and this area provides stability. Some of my clients say they have neighbors that have been there for 30 to 40 years,” says Albany Shaw, a Realtor with Compass who grew up in Oak Cliff.

Ranch-style homes sit on tree-lined streets
Oak Park Estates has approximately 875 homes developed in two phases. The northern half of the neighborhood above Five Mile Creek was developed in 1955 by Vernon and James Smith, while Fred Partleton added the southern portion in the 1960s. Both sections feature an eclectic collection of ranch-style homes with quarter-acre lots, elements of midcentury modern design and attached carports or garages. “A lot of these older homes have been well-maintained. Some are still in their original conditions, and homebuyers can come in and add their own personal touches,” Shaw says. Prices range from about $335,000 for a three-bedroom home to $495,000 for a recently remodeled four-bedroom home. Homebuyers will also find new construction scattered throughout the neighborhood, with contemporary custom-built homes starting at around $580,000. According to the CAP Index, the neighborhood has an overall Crime Score of 7.

Residents are about seven miles south of Downtown Dallas. “You’re also close to entertainment in the Bishop Arts District, which is probably 8 to 10 minutes away,” Shaw says. Route 67 bisects the southeastern corner of Oak Park Estates and connects to nearby thoroughfares such as Interstate 35E. The Dallas Area Rapid Transit provides local bus service to the community, with stops along the neighborhood’s boundaries. The neighborhood is also about 3 miles south of the Hampton Station along the DART Rail Red Line. Dallas Love Field Airport is about 13 miles north, while Dallas Fort Worth International Airport is around 25 miles northwest.

Between Kiest Park and the Oak Cliff Nature Preserve is Kiestwood Village, a shopping center where locals can gather at Peaberry Coffee. “This coffee shop has a great atmosphere, and it's also locally owned and operated. It's just a wonderful neighborhood hangout, and they even participate with the neighborhood association," Fairchild says. Further south across Route 67 is South Polk Pizzeria, a laid-back spot known for its New York-style pizza topped with everything from pepperoni to crab. Residents can grab a sweet treat from Kiest Doughnuts before picking up groceries at Fiesta Mart.

Oak Park Estates sits below Kiest Park. “It’s basically our giant backyard, Fairchild says. The expansive green space covers 263 acres and features an outdoor tennis center, sand volleyball court and a playground for kids to explore. The Kiest Park Recreation Center offers a variety of athletic and artistic programs for all ages. “The park is always pretty busy, it’s been that way since I was young,” Shaw says. Across the street is the Oak Cliff Nature Preserve, where residents can explore over eight miles of multi-use trails weaving through a canopy of mature trees and lush meadows.
