Sleepy, small-town vibes permeate Damon, where traffic significantly slows down, with only one stoplight along the area’s main road. Otherwise, there are only miles and miles of farmland and prairies between any major development. “It’s wide open, which is the appeal,” says Shane Light, real estate agent with eXp Realty, LLC. “You can get larger tracts of land for a better value. With all the new development in Sugarland and the Richmond area, about 30 minutes away, people take advantage of more space in Damon.”

Damon properties range from rural estates to town bungalows

Many of Damon’s homes sit on large plots of land, allowing residents to enjoy ample living space and peaceful views. With some properties ranging from 10 to 45 acres, buyers will have a blank canvas for an extensive backyard or farming. While many homes are ranch-style with modern interior touches, Light says, “A lot of people are buying lots and building custom homes to fit their taste. There’s no HOA fee, so you can carve out your own piece of land and do what you want with it.” These properties can start around $550,000 and climb up to $1.5 million for those that come with additional buildings used for guest houses, event venues or farming. Closer to the town’s center, houses, lot sizes and prices shrink. A mix of bungalows and ranch-style homes with quarter-acre-sized yards are often priced below $200,000.

School district partnership expands high school options

Students in prekindergarten through eighth grade attend Damon Elementary School, where they can participate in a wide variety of extracurricular activities, including an award-winning jazz band. The Damon Independent School District has partnered with the Needville Independent School District for students living in Damon to attend Needville High School, which has an A-minus rating from Niche.

Birdwatching and outdoor play are minutes from Damon

There is plenty of space for fresh air and beautiful views at the homes in Damon, but residents can also make the trip to the surrounding parks and nature preserves. About 12 miles south, or a 15-minute drive, is First Capitol Park in West Columbia. It offers trails, sports fields and a playground. The park also boasts a pool for swimming in the summer and a small pond where many locals gather to fish. The massive 427-acre Nash Prairie Preserve has a variety of wildlife, flora and fauna native to the area. Bird watchers frequent the preserve, as it has more than 120 species among the tallgrass prairies.

Dining options include longtime local dives along Highway 36

Retail and restaurants are few and far between in Damon. Along Highway 36, The Open Range first opened its doors in the 1940s as a small beer bar. In the decades since, the hidden gem has transformed into a cozy and inviting spot with an eclectic menu packed with American and Italian dishes. Another small dive frequented by locals is West of the Brazos, which has plenty of Lone Star State spirit on display through its décor. Customers liken the menu to what you’d share with friends and family at a backyard BBQ, like burgers and chicken wings. There is a Dollar General along the main drag, but grocery shopping will require a trip af about 11 miles south along the main drag to West Columbia to find a Walmart and an H-E-B Supermarket. Amenities common to urban areas, like a hospital, major retailers and shopping centers and entertainment will require a 28-mile drive northeast to Sugar Land.
