Immersed in nature, the tranquil neighborhood gives residents breathtaking views of Commencement Bay, Vashon Island and the Olympic Mountains. “In Dash Point, the views are beyond,” says Angie Hall, Realtor at Windermere Real Estate and Belle Residence team member. “Being a little farther south makes it slightly more removed, but it’s gorgeous. It’s starting to become discovered and sought after.” The neighborhood boasts single-family rambler-style houses, bungalows, contemporary waterfront properties, condos and a few rustic cabins. “It’s a big combination of homes that have been torn down and restored and a lot of vertical homes that have smaller lot sizes, but the views more than make up for that,” Hall says. “It’s an incredible value.” Most homes were built in the 1960s and range from $630,000 to $930,000, but larger, higher-end homes go for up to $1.2 million. Residents enjoy private beach access, a clubhouse and boat ramp, and plenty of wildlife watching. Almost all homes have two-car garages, but higher-end homes have terraced backyards, beautifully landscaped front yards with stone paths with fruit trees and detached workshops. Towering Douglas fir trees provide the neighborhood privacy and a private oasis feel. However, residents are still minutes from almost everything. "It is secluded but the perfect combination of convenience and removed all in one,” she says. “You’re out of the city but nicely situated between Tacoma and Seattle.”
Students attend Browns Point Elementary, Meeker Middle School and Stadium High School. Brown’s Point received an overall B+ from Niche. Stadium High received an overall A- from Niche and is the No. 5 best high school in Pierce County. The high school offers a ski club, water polo teams, and the filming location for the 1990 movie “10 Things I Hate About You.” The middle and high schools offer a nightly summer program for students to hang out.
The jewel of the neighborhood is Dash Point State Park. The 461-acre camping park has miles of forested hiking and biking trails, a fishing pier and a hotspot for kayaking, swimming, and especially skimboarding – both recreational and competitive. Set on the Puget Sound, wildlife abounds here, from starfish to horse clams, herons and bald eagles. “It’s nice because when you visit, it doesn’t get super crowded, and it's super peaceful, despite its size,” Hall says. “It’s like a mini vacation.” Before you leave, don’t forget to snag a hot dog at the famous Jones’n For a Dog mobile hot dog stand. Just outside the boundaries, about a mile away, lies Palisades Park. Shoot some hoops, hike the trails or let the kids play.
Locals love Gino’s at the Point, a waterfront Italian eatery that offers authentic Italian classics and fresh seafood. Or visit Cliff House, a staple since 1925, for steaks, seafood and stunning views of Commencement Bay and Mount Rainier. And with Pacific Highway just a stone's throw away, you can hop on the highway to access more shopping and restaurants. “Federal Way has a plethora of shopping,” Hall says. “There’s Trader Joe's and general Safeway stores, all about 10 minutes away.
A strong community, the neighborhood offers the Dash Point Social & Improvement Club to keep residents engaged and connected. The private club sponsors an annual run, Dash Point Dash, a holiday tree lighting and golf tournaments. For a public community space, head to The Center at Norpoint, which offers fitness classes, a swimming pool, pickleball and events.
“It’s a very proud community and sense of ownership being there,” Hall says. “When you’re there, you're part of it. It’s a really close community.”
