Homes in Northwest Davenport provide charm and cheer to the streets of Iowa.
With views of the Mississippi River, park-setting homes from the mid-1800s still thrive
Less than 2 miles from the Mississippi River is one of the largest historic neighborhoods in Davenport. Settled in the mid-1800s, Northwest Davenport took natural advantage of its hilltop views of the river and surrounding acreage to develop a chain of parks from west to east. Today, Crystal Creek and Emeis Golf Course connect eastward along Duck Creek to Northwest Park and Marquette Park. While homes are moderately priced and vary in age, it’s clear that outdoor assets were as essential to their original residents as they are to today’s buyers.
Most homes are within walking distance of city parks, the Mississippi River, creeks and more recently built neighborhood pocket parks. “While Northwest Davenport is an urban community, its location near the river and surrounding parks gives off peaceful, almost rural vibes,” says Jeff Dellitt with Ruhl & Ruhl Realtors, a Davenport real estate agent for more than 15 years. “Buyers love the views, the large lots and the wide-open spaces. Once they learn about the northwest area and walk around the community, they understand the unique value here.”

From farmhouses and cottages to Foursquares and New Traditional homes
Buyers will find a variety of home styles in Northwest Davenport, from 1860s farmhouses and early 1900s Foursquares to cottages, bungalows and ranch-style homes. Recently built one- and two-story New Traditional homes can be found on the west side. Depending on the age and condition, homes range from less than $100,000 to about $400,000.
The oldest farmhouses, many needing renovations, can be found from $20,000 to about $50,000. American Foursquares from the 1930s have recently sold from $55,000 to $110,000. New ranch-style homes sell from $350,000 to about $400,000. Buyers wanting to build on undeveloped land can find properties of around a quarter-acre that sell for about $15,000.
Wide streets are flanked by sidewalks, and many homes feature spacious lots. Craftsman-style homes are faced with a variety of materials. Attached garages and screened front patios are frequent features. Ranch-style homes are surrounded by lawns with mature trees. Newly built contemporary and traditional homes show that the neighborhood is still developing, making way for new residents and different tastes.
Residents enjoy nine city parks across Northwest Davenport
Covering 31 acres, Marquette Park connects with kids and adults alike. Two baseball diamonds, picnic shelters with picnic tables and multiple barbecue grills serve as gathering spots. It has direct access to Duck Creek Recreation Trail, a 15-mile-long trail stretching from Emeis Golf Course on the west side of the neighborhood, to Devils Glen Park in Bettendorf, about 10 miles east. Along the way, it connects several other parks, including Northwest, Junge, Garfield, Eastern Avenue and Duck Creek Golf Course. Middle Park and Veterans Memorial Park are the connected parks in Bettendorf. At Northwest Park, tennis and pickleball courts are busy most days of the week when the weather is fair.
Emeis Golf Course covers 6,500 yards and hosted golf greats Arnold Palmer and Gary Player for the course’s inaugural round when it opened in 1961.
