Well-maintained community with lower HOA fees
Spanish Mediterranean architectural influences dominate the neighborhood's aesthetic. Homes tend to include terra cotta roofs, arched entryways and smooth stucco facades. Three-car garages, large driveways and in-ground pools are common features on the oversized lots. Meticulously landscaped lawns add to the curb appeal in this HOA-managed community. Monthly HOA fees are less than $400. “The homes are well-taken-care-of,” Donahue says. “Everyone does their part.” The homes, which are primarily ranch-style offerings but also include multi-level designs, were built in the late '90s and early 2000s. Prices range from $1.6 million to $2.5 million, but homes do not often hit the market. “The people who live there, they stay there. There’s not a lot of movement because it’s such a nice place,” Donahue says. “The last three homes we’ve sold, the people had lived there 20-plus years. They had raised their families and it was time to downsize.”

Easy access to Westridge Park, Tree Tops Park
The attractive setting is complemented by Westridge Park right next door. Paved trails at this tranquil green space are the perfect spot to take a relaxing stroll amid the South Florida sun. A shaded playground is the central feature of Bergeron Park, a small green space just outside the community. Nearby Tree Tops Park features a boardwalk that winds its way through the Old Florida landscape and an observation tower for views of the natural surroundings. Other amenities at the sprawling recreational complex include equestrian trails, fishing spots, pickleball courts and an aquatic center. Golfers can take part in the state sport on a pair of 18-hole courses at the nearby Jacaranda Golf Club.

Fox Trail Elementary, Indian Ridge Middle School just minutes away
Davie is served by Broward County Public Schools, a B-plus-rated district by Niche. Younger students can attend Fox Trail Elementary and Indian Ridge Middle, both B-plus-rated schools. Indian Ridge offers a variety of electives, including speech/debate, entrepreneurship/business leadership, journalism and 3-D art. Older students can attend Western High, an A-minus-rated school that features the Cambridge International program.

Interstate 595 is among a trio of nearby highways
Travel around the region is made relatively easy by the presence of Interstate 595, which is located a little more than a mile north of the neighborhood. The highway can be accessed directly from Nob Hill Road, which runs along the neighborhood’s east side. I-595 connects to Interstate 75 and Interstate 95. The latter can be taken directly to Fort Lauderdale and its international airport in minutes. Miami is 25 miles south via I-95. HCA Florida University Hospital is less than a 5-mile drive from the community.

Vienna Wine Bar is a popular local restaurant
A collection of nearby retail centers is easily accessible from Pine Ridge Drive. Vienna Wine Bar is a highly-rated upscale destination that serves European standards such as schnitzel. “It’s a very popular restaurant,” Donahue says. “The locals love it. It’s the kind of place where they know your name.” Publix anchors the adjacent Island Ridge Plaza. Farther east of the neighborhood, a concentration of commercial options includes Whole Foods, Trader Joe’s, Costco and Home Depot. Francisca Restaurant, a highly rated Latin eatery, is a highlight of the surrounding dining options.
