Commuter town with highly rated schools

Dayton is a residential community in South Brunswick Township with condos, townhouses and single-family homes. The area may be a small portion of the township, but residents live close to parks, schools, jobs and restaurants. Distribution centers and commercial businesses are to the east, making commuting easy, but residents also have access to jobs in surrounding areas.

“People work in New York, Pennsylvania and locally,” says Ginger Boyle, associate real estate broker with Better Homes and Gardens Real Estate. “They're working for Rutgers, Princeton, Emeritus, or at our hospitals. We have fabulous hospitals, and Johnson & Johnson is headquartered in New Brunswick.”

Popular schools within walking distance

The South Brunswick School District gets an A-plus from Niche, which ranks it as the best district in Middlesex County. “People move to South Brunswick in general for the school system,” Boyle says. “The schools are exceptional, and we have seven elementary schools, two middle schools and a high school.”

Dayton students are close to Indian Field Elementary School, Crossroads South Middle School and Crossroads North Middle School, all three of which earn A ratings from Niche. The HindiUSA - South Brunswick Chapter operates out of Crossroads North Middle School, where volunteer teachers help children learn the Hindi language during evening classes.

Condos, townhouses and single-family homes

The median price for Dayton is $685,000, much higher than the national median. “In the past six months, 134 homes sold, and 63 rental listings closed in South Brunswick,” Boyle says. “If there is any new construction, it’s a million-dollar home or affordable housing.” Dayton’s Prince Orchard Apartments is expanding to include additional apartments, and a new building will be dedicated to affordable housing units. In the southernmost part of town, the Four Seasons is a 55-and-older community with homes that range from $400,000 to $600,000.

The South Brunswick Township Police Department serves Dayton, and the department reported a more than 4% decrease in offenses in 2023.

Traveling to New York and Pennsylvania

“You’re equidistant from New York and Pennsylvania, and you’re not far from buses or trains,” Boyle says. New York City and Philadelphia are about 50 miles from Dayton. Closer to home, New Brunswick is a roughly 12-mile drive north on U.S. Route 1, while Princeton is about 10 miles west. The nearest airport is Trenton-Mercer Airport, which offers Frontier flights. The places of worship in town are churches, and a few are within walking distance from some homes, like First Presbyterian Church at Dayton and St. Cecilia Catholic Church.

Summer concerts at Woodlot Park and an expanding library

South Brunswick Department of Parks and Recreation organizes free events, usually during the summer, like family movie nights and a Bollywood concert at Woodlot Park. “They usually have a community unity day in the Woodlot Park,” Boyle says. “They also do three different camps during the summer. They’re inexpensive and run on a lottery system.” Reichler Park is closer to Dayton, with baseball fields, pickleball courts and a senior center. Summers can be humid, and winters can have below-freezing temperatures and snow.

The South Brunswick Public Library received over $3.5 million in 2020 after Gov. Phil Murphy granted the Library Construction Bond Act. The library is still open while construction is underway, and the new features will include better accessibility for visitors with disabilities, a 128-seat auditorium and a dedicated teen space.

Farm-fresh produce sold close to home

There are a few restaurants in Dayton, with popular spots like La Taverna and House of Biryanis and Kebabs. Some residents shop at grocery stores along U.S. Route 1. Vo Thun’s Country Farm Market is open seasonally and features a farmers market, annual events like the Strawberry Festival and a Crop Share Program.
