The Hidden Jewel of Dayton
"Dayton is known as the Gem City," says Gwen Buchanan. "But Carillon is the hidden jewel in the Gem City." Buchanan has the credentials to back up the claim; she's president of the Carillon Civic Council and has lived there her entire life. "I grew up in the neighborhood and then bought a home here, and there's probably 15 other families like that. And now most of us have third-generation grandchildren buying homes here." Close-knit community ties, proximity to downtown, lower-than-average real estate prices and the University of Dayton's football team have made the little neighborhood of Carillon an intriguing proposition for those looking to call Dayton home.
Classic Cape Cods on Smith Street
The majority of Carillon's 350 homes occupy the center of the neighborhood, where the expansive lots and generous greenspaces foster a sense of openness, offering plenty of opportunities for all three generations of Carillon residents to take advantage of the long driveways, detached garages, urban gardens and sandlot-style playgrounds. Carillon's homes are primarily two-story frame houses and brick Cape Cods. With home prices ranging from the mid-$40,000s to the mid-$180,000s, the neighborhood attracts a variety of new residents, including first-time homebuyers, downsizing empty-nesters and UD graduate students. Most homes boast sizable outdoor living spaces – including porches and covered patios – from which residents can hear the din of cheers pouring from the nearby University of Dayton stadiums.

Walk the Great Miami River Recreation Trail
One mile south of the Dayton City Center, Carillon is close to Interstate 75 and U.S. Route 35. The neighborhood provides easy access to points throughout the city by vehicle and public transportation. The Dayton RTA bus line allows access to almost anywhere in the city and surrounding area at $2 per ride. When trying to beat the traffic, residents walk along the Great Miami River Recreation Trail – a 93-mile multi-use trail hugging the banks of the river – to quickly access a variety of dining, entertainment and shopping spaces. "We're a walkable community. You can walk across the bridge, and you're at the University of Dayton. You can even walk downtown, about a two or three-mile walk." Buchanan pauses, then laughs, "But I'm a three-mile walker."
Historial beer at the Carillon Brewing Company
Fast food chains like Hardee's and Subway are all easily accessible, and a Walmart Supercenter can be found 3 miles south in neighboring Moraine. Carillon Historical Park offers a glimpse at 1850s-era Dayton through the historically authentic menu of Carillon Brewing Company, the nation's only brewery within a museum. Brewmasters don period costumes and replicate the historic brewing process alongside their European comfort food menu. The northern district of the Carillon neighborhood consists of several small businesses, medical facilities and community centers. The Carillon Civic Council actively engages with these local organizations to provide community outreach and involvement through partnerships with the University of Dayton, St. Vincent de Paul and local museums like the British Transportation Museum and Carillon Historical Park.
