Wolf Creek and Wesleyan MetroPark inside quiet community
Buffered to the west by over 60 acres of parkland and Downtown Dayton 3 miles east, Cornell Heights blends tranquility with modern convenience. “We’re a low-density urban area, which gives us a semi-suburban feel, but for the most part, we’re a quiet and laid-back community,” says Akil Sharif, President of the Cornell Heights Neighborhood Association and longtime resident. The association connects neighbors through community events and helps them engage surrounding organizations and resources. Restaurants, stores and entertainment are within 3 miles, while Wolf Creek, trails, and other amenities are much closer, next door at Wesleyan MetroPark.
Cape Cods stretch across Cornell Heights
Cornell Heights was mostly built in the 1930s and '40s, with Cape Cod being the most prevalent architectural style. But there are also plenty of ranch-style homes, bungalows and American Foursquares. Houses sit along leafy streets shaded by large-bowed trees. Very few houses have garages, so residents park on short driveways to the side of homes. While most homes are well-kept, a few need renovation. Properties typically sell for between $45,000 and $175,000, with the average home value settling around $90,000, over $100,000 less than the Dayton Metro Area. “Affordable housing is one of the great things about our neighborhood,” Sharif says. More expensive homes come with higher square footage and recent renovations.
