Hugging over 60 acres of lush parkland, Cornell Heights is a quiet, tree-lined neighborhood in northwest Dayton. The area’s low-density layout gives the community a laid-back suburban feel. Early to mid-20th-century homes are steps away from a major metro park and Wolf Creek, where people can hike, bike and fish all day long. An active neighborhood association keeps neighbors connected through regular events. Drivers have a quick commute to Downtown Dayton, where major employers, thriving businesses and entertainment hubs are in no short supply.
A quiet area with Cape Cods and other classic homes
“We’re a low-density urban area, which gives us a semi-suburban feel, but for the most part, we’re a quiet and laid-back community,” says Akil Sharif, president of the Cornell Heights Neighborhood Association and longtime resident. The area’s tree-lined streets reveal early to mid-20th-century single-family homes. Cape Cods are the neighborhood’s signature architectural style, but you’ll also find plenty of cottages, ranch-style houses and Craftsman-style homes. Some homes even have Tudor-style details, like half-timbering. While most properties are well-kept or have been recently updated, a few still need renovations.
Across the neighborhood, prices range from the $20,000s to mid $100,000s. “Affordable housing is one of the great things about our neighborhood,” Sharif says. The area’s prices are comparable to neighboring Wesleyan Hill and Southern Dayton View but lower than other nearby communities, like College Hill, Princeton Heights and University Row. “As you go more west, prices tend to get lower,” says real estate agent Nathan Evans with Coldwell Banker Heritage.

Commuters have convenient access to downtown Dayton, the nearest employment hub. Both West Riverview Avenue and Cornell Drive connect to Salem Avenue, which leads right into the city center. Taking the city bus to work is an option, but driving is the most practical choice for daily commuting.

Cornell Heights is mainly residential, so people usually drive to shop for groceries, dine out and enjoy a night on the town. Salem Avenue is the closest option, but most people head into downtown Dayton to explore boutiques, restaurants, bars and popular attractions.

The association also keeps people in the loop about nearby events, like The Northwest Recreation Center’s annual Back-to-School Bash and downtown celebrations. “Being close to downtown, we can participate in all the activities there - festivals, arts venues, free concerts at the Levitt Pavilion and movies at The Neon,” Sharif says.
