Unlike the bustling New York City neighborhood that shares its name, Greenwich Village is where people moving to Dayton find inexpensive homes along quiet, shaded streets. "People come here for better value compared to other Dayton neighborhoods," says Realtor Kerry Santiago with Coldwell Banker Heritage Realtors, who has worked in Dayton for 30 years. "For less money, they can get a house with good bones and a decent-sized yard." The neighborhood's grid layout gives people an easy drive to nearby shops along North Gettysburg Avenue. Popular recreation spots and the city center are within a few miles, keeping residents connected to what the city has to offer without needing to be in the middle of it all.
Lush trees and pops of color
Greenwich Village has a relaxed, small-community vibe, with sidewalks connecting neighbors and mature oak trees shading midsize yards. Some sections look especially lush, with bushy shrubs and outstretched branches nearly spilling over into streets. Along the quiet streets are many Cape Cods, bungalows and ranch-style homes. Color palettes are typically neutral, but a few houses brighten the landscape with bold trim accents or peppy paint jobs. Home prices range anywhere from $19,000 to $145,000 depending on condition. "The low prices allow people to find something move-in ready or a fixer-upper with room to grow," Santiago says. Various churches take up the corner lot on many streets, with red-brick or bright white exteriors making their presence clearly known.

Shops and restaurants on North Gettysburg
The community's grid layout makes walking or driving to North Gettysburg Avenue, the closest commercial hub, easy. Hickorydale Park is the only public park in the neighborhood, although it has become quite overgrown. As of 2024, the city has a master plan to restore the basketball courts and add picnic shelters and a playground. They also scouted the park as a potential location for a new dog park. Wolf Creek runs down the neighborhood's side, leading to Wesleyan MetroPark. Visitors walk and bike the wooded trails, and kids join after-school programs and summer camps at Adventure Central, a popular indoor education center.
