Linden Heights
Close-set homes and walkable blocks
East of downtown Dayton, Linden Heights is mostly composed of walkable grid-style blocks of single-family houses surrounding Linden Avenue, the main thoroughfare of businesses and bus stops. To park, residents usually have detached garages and on-street parking. The homes often feature smaller yards with garden beds for a close-set feel. Architectural styles include American Foursquares, bungalows, colonials and colorfully painted brick houses. The area’s sales prices range from $125,000 for a bungalow to $180,000 for a renovated American Foursquare. “It’s a smaller and older neighborhood that’s more affordable,” says Miranda Biedenharn who has 15 years of experience in the area and works with Comey & Shepherd REALTORS.Eating local on Linden Avenue
For produce and authentic foods, residents can stop by La Tapatia Mexican Grocery. They can also find discount goods at Dollar General and a pharmacy at Rite Aid. To support local businesses, residents can pick from a selection of diverse eateries. At Mehaffies Pies, patrons can buy treats from New York-style cheesecakes to an assortment of pie flavors in a takeout-only option. For fast food, Moraine Fish & Chicken serves fried foods in a no-frills eatery. A sit-down option, Fatback’s Barbecue offers classic Southern comfort mains and sides in a country-style interior filled with knickknacks.Linden Heights Neighborhood Association events
The Linden Heights Neighborhood Association is an active force in the community, giving people many opportunities to get together. The organization hosts a monthly neighbor meet and greet in local venues like Cleveland Park, where people can bring a snack or a dessert for a potluck-style gathering. The neighborhood also does Trunk or Treat to celebrate Halloween with games, dinner and candy.Cleveland Elementary through Belmont High
Students in the neighborhood attend the Dayton Public School District, which earns a C-minus grade according to Niche. “The city of Dayton schools is a main difference between this area versus a nearby suburb like Kettering,” Biedenharn says. Schools include Cleveland Elementary School and Belmont High School for middle school and high school levels. The elementary school has a C-minus grade, while the middle and high school has a C-plus on Niche. The high school offers unique career technical programs from Biomedical Science to Digital Cinema.Community projects in Highland Park
Located next to Cleveland Elementary School, Cleveland Park offers a picnic pavilion, swing sets and a playground for kids, plus a basketball court. Meanwhile, Highland Park continues to be improved with a library tree sculpture project — a spot with free books that people can pick up and read on park benches that may be completed by the end of 2023. This follows the association's most recently completed project, putting in a dog park nicknamed the “Wagtown Dog Park.” The park also features a playground and a soccer field.Quick commute to downtown Dayton
About 3 miles from downtown Dayton, residents of Linden Heights can easily commute to the big city via Linden Avenue or take public transportation. The Greater Dayton Regional Transit Authority has bus stops throughout the community. As for a nearby medical center, locals can go to Kettering Health Main Hospital. Residents can also access the Dayton International Airport for further travel from business trips to vacations.
