What makes Northridge distinct between Dayton and Vandalia
The expansive community of Northridge is snugly tucked between Dayton and Vandalia, yet remains something all its own, not incorporated into either city. It's an area known for its commercial success, with local businesses, major companies and steady employers throughout the community. It also has its own school district and many outdoor spaces to explore. Its main connection to surrounding cities is Interstate 75, which runs through the entire neighborhood. Residents living in any of the area's early to mid-20th-century homes have quick access to the highway, making daily commutes to major employment hubs easy.
How lot styles and investment potential define Northridge
Northridge is a large community stretching over 3 miles long. Residential areas tend to have a sparse urban feel no matter where you are, but parts of the community have distinct differences, like:
In the south, lots are typically smaller, and homes sit closer together.
In the north, lots become more spacious, and homes sit farther back from the street.
In the center of the neighborhood, some lots are elevated to accommodate rolling hills.
Across the community, ranch-style homes, Cape Cods, bungalows and traditional two-story homes are common. Most were built in the early to mid-1900s. Real estate agent Brian Clawson with Re/Max Alliance Realty Inc. says the many homeowners and buyers are longtime residents. "They either grew up in the area or moved away for a little bit and are now wanting to come back," he says. But the area's investment potential is also attracting brand new faces. Realtor Traci Martin of Howard Hanna Real Estate Services says investment properties tend to sell quickly, and many of her clients in the area are rehabbers.

Prices are relatively more affordable than the suburbs
Home prices range between the low $100,000s and the mid $200,000s. "The prices in Vandalia and some of the other suburbs are so much higher, so Northridge provides an intermediate value between Dayton and the suburbs," Clawson says. There are also many homes for less than $100,000. Some need considerable renovation, while others are move-in-ready.
Explore local and longtime businesses along main corridors
Northridge is home to hundreds of businesses. Most line Interstate 75 and North Dixie Drive, the area's two main corridors. You can find almost anything, from gas stations and fast-food chains to grocery stores, auto shops and globally inspired restaurants. Favorite spots to grab a bite include:
George's Family Restaurant, a country-style diner serving American comfort food
Nanyea Restaurant Coffee House & Bar, a colorful spot specializing in authentic Ethiopian cuisine
Marion's Piazza, an established counter-serve chain offering pizza and Italian fare
Istanbul Grill, a contemporary-style restaurant serving traditional Turkish dishes
Another popular business is Dixie Twin Drive-In. From April to October, this open-air theater becomes the go-to for movie nights. It screens films every weekend and up to six nights per week during the summer. The drive-in also hosts special events, like a Sunday morning flea market.

Interstate 75 attracts commuters and employers
Interstate 75 passes through the heart of Northridge. Having the highway around definitely means more traffic and noise, but it also means a reliable commute to Dayton's employment hubs. Drivers can even reach Cincinnati in less than 60 miles, or roughly 1 hour. North Dixie Drive is an alternate route over the river if the highway is congested.
Northridge also caters to people who want to work close to home. All over the neighborhood are commercial businesses, industrial warehouses, manufacturers and trucking companies. "You've got a lot of businesses that support some of the bigger industrial efforts in the Dayton market," Clawson says. "There are good jobs in that."
Northridge has its own school district
The community is part of the Northridge Local Schools district. All three public schools and the area's preschool share one central campus. Students can also attend Dayton Public Schools by applying during the annual open enrollment period.
Many students attend Northridge Elementary School.
Northridge Middle School shares a campus with the community's preschool, elementary school and high school.

Take a walk along the Great Miami River or through metro park gardens
Residents live near many outdoor hotspots. Hikers and cyclists exercise side by side along the Great Miami River Recreational Trail, which passes through the community. Northridge Community Park offers sports fields, a playground and The Rat Skatepark. In neighboring DeWeese, Wegerzyn Gardens MetroPark is known for its impressive formal gardens. "There aren't a whole lot of gardens like that around Dayton," says Rebecca Straight, an administrative assistant at Five Rivers MetroParks. "Half an hour, 45 minutes, people will drive to come to Wegerzyn. I've even heard of people up in Englewood coming to our gardens." The metro park also has a popular community garden, nature trails and the Children's Discovery Garden.
