Restored classic architecture
A walk through Oregon is like a walk through a piece of Dayton’s history. Mature trees provide shade for red brick streets and well-maintained sidewalks. Intricate wrought-iron fences enclose modest gardens and manicured sitting areas. Though more recent construction exists, most of the area’s homes were built around the turn of the 20th century, a fact prospective homeowners should keep in mind. “They’re older lots, and you need to be prepared for that,” says Ben Biedenharn, a born-and-raised Daytonian who works as an office manager with Home Experts Realty. “If you’re looking for a yard, that’s going to be tough.” Keeping with its age, Oregon’s homes tend toward Classical and Victorian styles, with remodeled Stick style homes starting in the mid-$100,000s and brick townhomes going in the low $400,000s. Vast, extensively remodeled Italianate estates can reach into the high-$800,000s.The gazebo at Newcom Founders Park
Enclosed in the verdant shade of oak and tulip trees, Newcom Founders Park is a popular gathering place for residents of the historic district. They bring their kids to play at the playground or take pictures in the scenic, centrally located gazebo.Originally built as Ohio’s first community center, Bomberger Park has been converted into acres of greenery and public space, including tennis courts, a soccer field, playground equipment and more.
Fine arts at Stivers School
Due to Ohio’s Open Enrollment program, parents can send their children to any school in the area, regardless of their assigned district. Students can begin at Ruskin Elementary School, which has a C-minus on Niche and serves Pre-K through seventh grade. Afterward, they can enroll at the B-plus-rated Stivers School for the Arts, which serves seventh through 12th grade and features extensive programs in creative writing, orchestra, visual arts and more. Those seeking the private school experience can attend Chaminade Julienne Catholic High School, which has an A-rating and offers a college prep program.Root, root, root for the Dragons
On weekends, Oregon hosts Out on 5th, shutting down two blocks of East 5th Street and opening it up to pedestrians with outdoor dining opportunities, expanded shopping and live entertainment. During baseball season, residents take a mile walk to Day Air Ballpark to watch the Dragons, Dayton’s own minor league baseball team.Easy access to 35
In addition to being a very pedestrian-friendly section of Dayton, Oregon also has easy access to U.S. Route 35, ideal for trips further afield, including Dayton International Airport, some 10 miles north.Modern Italian at Roost
East 5th Street follows Oregon’s southern border and represents some of the best shopping in the area. “They’ve got everything on 5th Street,” says Biedenharn. “Mom and pop stores, restaurants—and like the rest of the neighborhood, it’s really walkable.” A trip to the Kroger in neighboring Twin Towers keeps the pantry stocked. For fine dining, locals visit Roost, a modern Italian restaurant with an elegant atmosphere and a rotating, seasonal menu. Lucky’s Taproom provides a more casual barroom experience with beer, burgers and the occasional game of pinball.
Important to know
Oregon experiences its fair share of noise pollution as part of downtown Dayton. “It can be pretty noisy in this area,” says Biedenharn. For those of us who live here, it’s just white noise, but people moving to the area should know that.”The CAP Index lists Oregon as an eight out of 10, putting the crime rate well above the national average of four. However, locals see this as part and parcel of living in a busy city. “Living downtown means there’s more crime, but it’s still safer than most larger cities,” says Biedenharn.
