Within 5 miles of downtown Dayton, with convenient access to Germantown Pike to the south and C.J. McLin Parkway, or Route 35, to the north, is the neighborhood of Pineview. It’s an area where, if people end up moving, they end up coming back to. “I grew up in Pineview and returned as an adult with children,” says Lisa Rucker, president of the Pineview Neighborhood Association. “But I’m just one of many that have chosen to do that. It’s a common story.” The area is not without its challenges. Pineview has an overall CAP Index Crime Score of 7, compared to the national average of 4. Much of that is fueled by high numbers in the category of violent crimes. The low scores come from property crime.

Restoration of a neighborhood lake
At the northwest corner of the neighborhood is what is known as Lakeside Lake, which is on the south side of Route 35 from the Dayton VA Hospital. It was part of an amusement park from the late 1800s to the 1960s. After the park closed, there was weed growth around the lake, and the construction of Route 35 also affected it. A few years ago, members of the Pineview Neighborhood Association and other groups helped clean up the neglected lake. Locals today can fish off the pier and enjoy the water view on a few lakeside benches.

A few houses under $100,000
Some homes need sprucing up, and many are on the lower end of the price range of $70,000 to $200,000. Ranch-style and multi-level homes, along with a few Cape Cods, are the dominant styles. From the turn of the 20th century to the 1950s, houses generally have three to four bedrooms and up to 2,000 square feet of living space. “If homebuyers can afford $100,000 to $150,000 and a house comes up in that area, most people jump on it quickly,” says Kurt Jackson, a Realtor with Howard Hanna Real Estate Services.

Proximity to large parks
While much of what’s part of Mallory Park is green space used for picnics or spontaneous games, there’s also playground equipment that has been renovated within the past ten years and a splash pad that opened in 2017 as part of a city plan to upgrade park facilities in underserved neighborhoods. McCabe Park is in the adjacent neighborhood called Lakeview. There’s also lots of green space and trees in this park and a small playground in the park’s southern portion. A picnic shelter adorns the park's center, and a basketball court is on the eastern side.
McCabe Park is full of fun and excitement.

An attempt to create an oasis in a food desert
While Dollar General is in the neighborhood at the corner of Germantown Pike and Gettysburg Avenue and, further east on Germantown, a mom-and-pop convenience store called Westside Supermarket for quick grocery trips, there are plans to make a more comprehensive food option available in Pineview. In the fall of 2024, the Homefull Grocery and Marketplace is expected to open. Homefull is a Dayton-area social service agency leading the charge for the 50,000-square-foot building that will provide a meat and produce section and a wide variety of foods. The two-story building will also house a medical facility and pharmacy.
Currently under construction, a new Homefull Grocery, will soon be available for Pineview.
The Westside Supermarket, nearby Pineview, is a popular market for meats and vegetables.
Shopping is popular at the local Dollar General in Pineview.

College credit in high school
The Dayton Public School District serves the public school needs of neighborhood children. Westwood Elementary School goes through sixth grade and has a C-minus Niche grade and a 10-to-1 student-teacher ratio. Wogaman Middle School has the same 10-to-1 student-teacher ratio, and the school receives a D-plus on Niche. Paul Laurence Dunbar High School allows students to take courses toward a high school diploma and an associate's degree through the College Credit Plus program. The school is rated a C-minus on Niche.
Wogaman Middle School has approximately 321 students.
At Dunbar High School excellent faculty and staff strive to serve students.

Gettysburg Avenue bus stops
For those not dependent on cars living in Pineview, there are stops along Gettysburg Avenue for the Greater Dayton Regional Transit Authority, called RTA. There will be a stop close to the newly opened grocery store and medical complex when that opens in late 2024. The bus also has stops on Lakeside Drive beside Lakeside Lake.
Public transportation is very important throughout the Pineview neighborhood.
The Dayton RTA provides multiple bus routes throughout the neighborhood of Pineview.
