Dayton suburbia on the upswing

A bevy of accessible historic homes and convenience to Dayton's downtown and Wright-Patterson Air Force Base have made Wright View a popular neighborhood among working professionals. At the same time, families appreciate its green spaces and proximity to the Dayton Children’s Hospital. Like many of Dayton’s older communities, Wright View has suffered economically since the recession of 2008. However, a recent influx of home renovations and investment has put a new shine on the community. “Investors have done a good job of rehabbing the homes and putting them back on the market,” says Mark Davison, a Realtor with Sibcy Cline since 1992. “Because of that, the area is on the upswing regarding the quality of living. If you look up and down the street, it’s not going to be hard to find a house that’s been recently updated.”

Renovated historic homes

The streets of Wright View crisscross against mature trees and foliage to create a cozy stretch of green suburbia, complete with row after row of classic and more modern house styles. “With the homes closer to Smithville Road toward the east, you’ll find more recent houses, such as brick Cape Cods built in the 1940s and ‘50s with an attached garage,” Davison says. Small, sloped front yards are a common sight, with narrow sidewalks connecting one residential area to another. Driveways and garages are frequent in the newer sections of town, with street parking being the law of the land in the older spots. Craftsman, Cape Cod, American Foursquare and bungalows are among the most popular housing styles, with a small renovated bungalow starting in the high $80,000s and well-maintained ranch-style homes reaching the low $100,000s. A fully restored American Foursquare will hit the high $100,000s.

Easy access to downtown and Wright-Patterson AFB

U.S. Route 35 provides easy access to downtown Dayton, some 3 miles west, while Ohio State Route 444 offers a direct line to Wright-Patterson Air Force Base, 15 miles northeast. Crossing the Mad River via Findlay Street will get locals to the Dayton Children’s Hospital, just under 3 miles northwest. Public transit is also popular in the area, and the Dayton RTA bus line provides access to the entire Greater Dayton area with several stops within Wright View.

Known for its pizza, pasta and sandwiches, Joe’s Pizzeria has served the Dayton area from Wright View for over 60 years. The nearest Kroger is in the Eastern Hills neighborhood, 1.5 miles southeast, while food and retail therapy can be found at the Airway Shopping Center, 1.5 miles east in the adjoining town of Riverside.

Fishing at Eastwood Metropark

Washington Park features a spray park with an aviation theme, a tribute to Dayton’s fathers of flight: the Wright Brothers. The 15-acre green space also features playground equipment, baseball diamonds and vast fields with gently rolling hills. Nearby, Eastwood Metropark is cut through with picturesque lakes and the swell of the Mad River. The outdoor facility features walking trails, boat access and camping sites, and even offers classes on everything from gardening to fly fishing.

Tech prep at Stebbins High School

Ohio’s Open Enrollment Policy allows students to attend any school they see fit, regardless of district locations. With over 20 languages spoken in its hallways, Ruskin Elementary School, rated C-minus on Niche, has gained a reputation over the years as being one of the most diverse schools in the Dayton area. From there, students can enroll at Wright Brothers Middle School, which also has a C-minus, before attending C-plus-rated Stebbins High School, which offers a tech prep program with concentrations in engineering, HVAC, construction and more.

Wright View’s proximity to downtown Dayton puts the city’s signature events at the fingertips of locals.
