Georgetowne is as central as it gets
Lancelot Lenard, a local Realtor of six years with Florida Homes Realty and Mortgage, describes Georgetowne as a “cute little working-class neighborhood in the dead center of Daytona.” Aside from being centrally located and zoned to a well-regarded school district, Georgetowne offers relative affordability compared to adjacent neighborhoods like gated Pelican Bay, where the average home price is almost $100,000 more. Locals live within 5 miles of the Halifax River, where they can boat out and anchor on islands and along Daytona’s 10 miles of beaches. "It's a nice spot to be in because the beach is drivable, but you won't have to worry about the beach prices," says Ormond Beach native Gina Sweringen, a Realtor with Adams Cameron Commercial. Though the neighborhood is primarily residential, there’s abundant shopping available in the surrounding areas.

Banana trees spring from emerald lawns in Georgetown
Banana trees, palms and tropical flowers spring from emerald lawns connected by sidewalks. Ranch-style homes range from the $200,000s to $300,000s and make up most of the market here. Some properties are wrapped in wood paneling and painted in different hues of pastels or earth tones, while others maintain brick exteriors. "They are older houses with larger lots. If you want a lot but don't mind a little elbow grease to fix up a place, that's kind of like Georgetowne," Lenard says. Homes were mostly built from the 1970s to '80s and rest on lots of 3,000 square feet to a quarter of an acre. Lenard adds that with newer construction in Daytona, lots are getting smaller while houses are getting bigger. The price range in Georgetowne is narrow, and the extent of home renovations determines the values. Homebuyers can also find condos here offering a more lock-and-leave lifestyle that sell from the low to mid $100,000s.

The last major hurricane to hit Daytona Beach was in 2022
The last major hurricane to hit this area was Ian in 2022. Lenard says it caused flooding throughout Daytona, including Georgetowne. However, broker associate Rose Roberts of Realty Pros Assured says locals are often fortunate when it comes to passing storms. "We don't get direct hits. I've lived here since 1998, and I've only evacuated once." Roberts has lived in the area since the 1980s, when she started selling homes.

"A lot of people like the neighborhood because even though it has a Daytona zip code, it is zoned for Port Orange Schools. Some of the most highly rated schools are located there, and people shop around for schools," says Gina Sweringen, a Realtor with Adams Cameron & Co. Realtors. Students may attend South Daytona Elementary School, Silver Sands Middle School, and Atlantic High School. The elementary school earns a B-minus rating on Niche, the middle school earns a B, and the high school scores a B-plus. Atlantic High partners with Daytona State College to offer dual enrollment courses. This college is within 4 miles of Georgetowne.
Silver Sands Middle School is a public school located on Herbert Street in Georgtowne.
Atlantic High School on Reed Canal Road is a public school serving the Georgetowne area.

Georgetowne offers major highway access
Lancelot says Georgetowne offers easy access to major highways 95, 4, 92 and 1. "It's 55 minutes to get to Disney, 45 minutes to get to St. Augustine. It's about 50 to 55 minutes to get to the Kennedy Space Center, which is NASA," he says. Bus stops through Volusia County's Public Transit System line South Clyde Morris Boulevard and Beville Road, which form the neighborhood's northern and western sides. Halifax Health is less than 4 miles north. Daytona Beach International Airport is around 5 miles north, leading to overhead plane sounds.

Boat ramps at Port Orange Causeway Park
Pelican Bay Golf Course offers a public 18-hole greenway just west in the neighboring community by the same name. Reed Canal Park is less than 3 miles east, with a 30-acre fishing lake, a disc golf course and walking trails. Farther east, Riverwalk Park stretches along the Halifax River and offers fishing piers, and canoe, kayak and paddleboard launches. Just north is Port Orange Causeway Park, which has multiple boat ramps. Boaters may see attractions like Disappearing Island, so named because it can ‘disappear’ when high tides wash over it. It’s a fun spot to anchor and spend the day and enjoy a snack from the ice cream food boats float by. This area is 5 miles to a marina and 10 to 15 miles to Daytona Beach Shores, Ponce Inlet and Ormond Beach. "They are all nice beaches with plenty of parking available," Roberts says.

Georgetown is surrounded by a flurry of shops
"Georgetowne is close to shopping. A Publix was just renovated right around the corner. There's an Aldi as well and Walmart," Lenard says. These shops and more surround Beville Road, along with Wayback Burgers and Sergios Pizza Kitchen Italian Restaurant. When locals can't find something there, several shopping centers are within 7 miles. The International Speedway area has Target, Dick's Sporting Goods and Home Depot, as well as restaurant chains. Tanger Outlet is another popular destination, with major retailers from T.J. Maxx to American Eagle. Five miles west, Beach Street serves up local flair along the Halifax River, with stops like McK's Tavern for beer and Ichi Ni San for sushi. Meanwhile, it's 7 miles west to the beach, where residents watch the waves roll and dine on seafood at Crabby's Oceanside.
