One of the main luxuries of the neighborhood is having a quick drive east to the Daytona Beach oceanfront, which has multiple public access points for residents to enjoy the beach year-round. The Halifax River is a popular spot for fishing and kayaking, just 3 miles east. People can walk from many homes to Derbyshire Park on Derbyshire Road, which has athletic fields, a playground, and tennis and basketball courts. Most homes sit on a grid, making the neighborhood easily navigable, although most residential streets don’t have sidewalks. “They’re older homes, so they’re built fairly well, and they’ve got some character. A lot of those homes have terrazzo floors,” says Lancelot Lenard, a broker associate with Florida Homes Realty and Mortgage, who’s been selling homes in the area for five years. “If you put something like that in today, it would be really expensive.”Three-bedroom 1960s ranch-style homes typically go for about $220,000, but prices rise to $350,000 for larger four-bedrooms with pools. “This is a place that blue-collar folks can afford,” Lenard says. Those willing to roll up their sleeves can find fixer-uppers in the low-to-mid-$100,000s. “You can buy a really well-priced house, fix it up and make a pretty good profit,” Lenard says.

Start your engines — it's time for the Daytona 500
When people think of Daytona, the Daytona 500 is one of the first things that comes to mind. Daytona International Speedway is a little over 3 miles south of the neighborhood, so when spring comes around, residents have a front-row seat to the massive spectacle. During Daytona Beach Bike Week in March and Biketoberfest, a 4-day event in October, the city is flooded with motorcycle enthusiasts who come to enjoy motorcycle races at the Speedway, bike shows, live music concerts and scenic rides. “We have 100,000-plus people that come for those events,” Lenard says. “There are a lot of short-term rentals that pop up. You can short-term rent here if you stay in your home, so you could rent a room during the events.”Tanger Outlets near Neighborhood K
Folks are only a 5-mile drive from endless beachfront restaurants and bars, but there’s plenty of shopping and dining around the neighborhood. “This area is super convenient for shopping, with Tanger Outlets just a couple miles west and grocery stores in the neighborhood,” Mackie says. Most residents have less than a mile drive to check off their grocery list at Walmart Neighborhood Market, Winn-Dixie or Aldi. For a day of shopping, people drive over to the Tanger Outlets for large department stores like T.J. Maxx and Ross and retail factory outlets like Polo Ralph Lauren and Nike. Tanger is also home to favorite hangouts like Miller’s Ale House. Back in the neighborhood, folks can walk to a selection of Jamaican restaurants, like Bless Jamaican Cuisine and Jackie’s Jamaican Pot on Derbyshire Road. Hampton’s Restaurant on Mason Avenue is the go-to spot for fried chicken. “It’s been around for a long, long time,” Lenard says. “It’s one of those hole-in-the-wall places that all the locals go to.”
Students attend well-ranked Mainland High School
Neighborhood K is served by the Volusia County Schools district. Most students have a short walk or drive to Westside Elementary, rated a C by Niche, and David C. Hinson Sr. Middle School, rated a B. They round out their journey at Mainland High School, which scores a B. Famous alumni of Mainland High include Oscar-winning actor, Denzel Washington.
Locals can hop on the bus on Derbyshire Road
Interstate 95 is just west of the neighborhood, allowing residents to easily navigate the state. Heading south on North Clyde Morris Boulevard, the Halifax Health Medical Center, a 563-bed facility, is a 2-mile drive, and the Daytona Beach International Airport is a 3-mile trip. There are also Votran bus stops along major thoroughfares like Derbyshire Road for those who don’t want to drive to get around the city.
