A peaceful seaside retreat between popular Jersey Shore destinations
Nestled between the packed beaches of Long Branch and Asbury Park, Deal offers a low-key retreat with nearly 2.5 miles of private coastline. Once rural farmland, this Jersey Shore enclave is now home to roughly 900 year-round residents—most are Syrian-Americans and part of the Sephardic Jewish community. Like many coastal areas, the population swells in the summer, but locals still enjoy relative exclusivity, as short-term rentals, like those on Airbnb or VRBO, are not permitted in the county. Plus, several members-only clubs keep beaches calmer than nearby areas. “Deal is on the quieter side when it comes to the Jersey Shore. It has a more Hamptons-like feel,” says Michael Ades, who was born and raised in Deal and now works as a Realtor at Cathy Ades Real Estate. Deal is known for its spectacular houses and steep prices: Simple three-bedroom ranches can command over $1 million, and beachfront mansions list for as much as $11 million.

Private beaches, country clubs and a nearby park
Large estates and private beach clubs line Deal’s oceanfront, a stark contrast to the commercial boardwalks of Long Branch to the north and Asbury Park to the south. Seasonal memberships to the Deal Casino Beach Club are costly but include access to an Olympic-size pool, cabanas and bathhouses, depending on membership tier. Conover Pavilion has less expensive passes since there’s no pool, and there’s usually a waitlist for membership. The luxurious DSN Beach Club opened in 2023 for members of the Deal Sephardic Network and includes three Kosher eateries, lavish outdoor amenities and an events center. Any other access points—including those for Hathaway Beach, a hot spot for surfers—require a beach pass, which costs $12 on the weekends or $150 for the season. In west Deal, residents may join the Deal Golf & Country Club, which has an 18-hole course, paddleball courts and a restored colonial clubhouse. In neighboring Oakhurst, Joe Palaia Park is a well-maintained green space with footpaths, athletic fields, wildlife and a disc golf course.

Steep home prices and limited availability
Architectural styles vary across Deal, although prices are consistently high. “Deal has been desirable for a very long time and it’s always been an affluent area,” Ades says. Estates east of Norwood Avenue are especially desirable since they’re just blocks from the beach, if not directly on it. Buyers may find colonial, Victorian, Cape Cod, contemporary and ultra-modern styles ranging between $3.3 million and $11 million. Many houses have wrap-around porches, massive pools, tennis courts and ocean views. West of Norwood Avenue, there are more ranches and split-levels among a handful of Victorian- and Tudor-style properties. Prices here typically range from $750,000 to $5 million. Large lots, striking architecture, sizable homes and proximity to the beach make Deal a coveted neighborhood, but inventory is very limited, adding to the area’s exclusivity.

A small selection of great restaurants, and plenty more in bustling Asbury Park
Eateries and specialty grocers are stationed along the northern stretch of Norwood Avenue. Nahum Challa Bakery is favored for its Kosher smash burgers, while Sarah’s Tent is a beloved market with gourmet dishes and Syrian-Kosher essentials. Ouri’s Market also has a vast selection of homemade Kosher products. Locals also love Teva, an upscale Italian eatery, Slices, a casual pizzeria, and Primavera, a chic Mediterranean restaurant. “Other areas have more bars, but The Bar Room is a local hot spot in Deal year-round,” Ades says. There’s a Stop & Shop less than 4 miles away in Long Branch and a City Supermarket about 2 miles away in Asbury Park, as well as a large selection of local shops, restaurants and bars.

Residents can reach several highways west of the borough, including Route 35, Route 18 and the Garden State Parkway. Newark Liberty International Airport is roughly 45 miles away, New York City roughly 60 miles away and Philadelphia roughly 80 miles away. Fewer than seven percent of residents use public transit, but the local bus runs along Norwood Avenue. NJ Transit’s North Jersey Coast line can be accessed in nearby Allenhurst and Elberon.
