Glennwood Estates offers access to downtown Decatur
Desirability meets convenience in Glennwood Estates. This Decatur neighborhood is within walking distance from local hotspots, a scenic community park and a subway station that connects to Atlanta. It's a classic Decatur suburb with the added benefit of ease of transportation. "Because of the proximity to downtown Decatur, it's a coveted area," says Realtor Juli St. George with Keller Williams Realty Intown Atlanta. "They say it's hard to get into downtown Decatur and out of Decatur, so residents have an advantage by being able to walk right to it." With that accessibility, residents can participate in all the happenings in Decatur, and St. George notes that a lot is happening all the time. "You can walk to nature trails, walk to events like the arts festival that happens every May and walk to all the really great restaurants or go see live music in Decatur Square--it's a really fun place."
Desirable houses and newly constructed condos
Glennwood Estates rarely has single-family homes listed on the market due to its coveted location close to downtown Decatur and the desirability of its homes. Towering oak, pine and magnolia trees shade neat, manicured yards along the community's winding roads. Most residences were built in the mid-20th century, including Craftsman, Cape Cod and Tudor Revival styles. These are typically priced between $500,000 and $900,000 and have significant interior and exterior updates. There are also larger modern farmhouse homes and, more rarely, contemporary new construction that may price between $1 million and $2 million. On the neighborhood's edges, new townhouses and condo developments list from $225,000 to $500,000 for units around 1,000 square feet and from $800,000 to $930,000 for units at or over 3,000 square feet.
A-rated City Schools of Decatur
Public school students attend the City Schools of Decatur district, which features some of Dekalb County's top-rated institutions. Students may either start at New Glennwood Elementary or Talley Street Elementary. Both schools earn an A rating and a spot in Niche's Top Five Elementary Schools of Dekalb County. A-rated Beacon Hill Middle is rated the number one middle school in the county by Niche. Decatur High earns an A rating and is also ranked in the county's Top Five Best Public High Schools by Niche. The school offers the Decatur Career Academy with six career clusters, including architecture, IT, and education training.
Getting outdoors in Decatur
Parks, trails and nature preserves surround Glennwood Estates. Glenlake Park is a walkable community space in the neighborhood's northwest corner. It features a large playground, a dog park, athletic courts and a community pool, where local families cool off during balmy summer afternoons. Trails branch out from the park into Glenn Creek Nature Preserve, a dense oak and pine forest popular with dogwalkers and birdwatchers. Other options close to the neighborhood include Woodlands Garden, a green space with lush gardens and trails, and Decatur Legacy Park. The space's 77 acres of land has become a home for wildlife, a forest with a pond and wetland, a picnic area, an orchard and a kitchen garden. Legacy Park also hosts many events, including community festivals, holiday celebrations, food truck courts and tai chi classes.
Close to an abundance of shops, restaurants and festivals
In addition to being surrounded by nature, residents are surrounded by Decatur's abundant dining and retail options. Off Arcadia Avenue are grocery stores, including Publix, Kroger, Sprouts and Whole Foods Market. The Dekalb Farmers Market is also accessible here, serving local produce, meat, fish, dairy and baked goods. There's also a global spice wall and wine area. In addition to classic fast-food chains, dozens of local restaurants and breweries are within a 2-mile radius. Three Taverns Craft Brewery is a favorite for enjoying sours on the spacious patio off East College Avenue. In Downtown, Chai Pani is a hip bistro serving Indian street food, and No. 426 serves upscale Italian dishes and wine pairings on a lively, sunny patio. Downtown Decatur also has museums, theaters, and events like the fall Decatur Book Festival or the spring Decatur Arts Festival, one of the Atlanta area's biggest and most popular arts events. "Downtown Decatur is getting a huge facelift, which is drawing even more residents and uplifting the city as a whole," St. George says. For more dining and retail, major Atlanta area hotspots like Buckhead and Lenox Square are less than 10 miles away.
Walkability and MARTA access
Just east of downtown, Glennwood Estates sits close to two of Decatur's main roads, East College Avenue, East Ponce de Leon Avenue and Scott Boulevard. Both roads connect directly to Atlanta, but they also connect to local Interstates 20, 85 and 285. Many residents are car-dependent, but two MARTA subway stations are nearby: Avondale Station and Decatur Station. "MARTA doesn't have a ton of locations, but you can take it to the airport now, which is one of the best things about it," St. George says. "With that and Ponce de Leon Avenue, you can get in and out of the city without having to use the Interstate." Decatur also offers residents well-maintained sidewalks and bike lanes to provide other transportation alternatives. Hartsfield-Jackson International Airport is 15 miles from the community. Two major medical centers are nearby, including Emory Decatur Hospital, 2 miles away, and Emory University Hospital, 3 miles away. Glennwood Estates has a CAP Index Crime Score of four out of 10, which is on par with the national figure.
