Deerfield West attracts retirees looking to be close to the beach

Named after the herds of deer that once roamed the area, Deerfield Beach is a Broward County city where things move a little bit slower. This is especially true for the suburb of Deerfield West, where subdivisions cater to the 55-plus lifestyle and offer activities such as line dancing, bingo games and Zumba classes. However, the neighborhood is diverse. Most residents are renters living in the community’s many apartment complexes. In addition to having corporate offices, hotels and commercial space, the enclave is predominantly industrial, home to distribution centers and warehouses for companies like Publix.

Manufactured home communities with canal access

Most of the homes in the area are found in the Tidewater Estates Co-Op Subdivision, a manufactured home community serving the 55-plus crowd. The subdivision, consisting of midcentury modern mobile homes, features various amenities: a community pool, pickleball courts, shuffleboard, a library, a game room with billiards and a clubhouse for community-wide events. Many homes feature screened porches, decks and views of the canal that flows through the area. Pine Tree Park Mobile Home Co-Op is another subdivision catering to the 55-plus lifestyle. Homebuyers have the option to purchase a mobile home and a share of stock to become a member of the cooperative. Or they can purchase a mobile home and pay lot rent to the co-op. It’s an attractive option for boaters, as the subdivision features a 48-slip marina. Home prices in the area range from $85,000 to $240,000.

Area parks offer athletic facilities and nature-focused attractions

Oveta McKeithen Recreational Complex, a 15-acre park with two lighted basketball courts, a football field, a multipurpose field, a walking trail and a playground, is less than 2 miles from Deerfield West. Also on the complex are the Dr. Leo J. Robb Jr. Gymnasium and the Johnny L. Tigner Community Center. Also nearby, the Constitution Park and Arboretum features a playground, two tennis courts and an outdoor basketball court. The Arboretum showcases over 200 exotic trees from five continents. Visitors can meander along the tree zoo’s half-mile walking path, taking in tropical fruit trees, palms, wetlands, bamboo trees, a butterfly garden and two misting waterfalls. Meanwhile, history enthusiasts can check out working model trains and railroad exhibits in the nearby South Florida Railway Museum.

Deerfield West has diverse dining and shopping choices

Local restaurants in the area include Latinos Restaurante, which serves a range of Mexican, Peruvian and other Latin cuisines. Seafood is on the menu at JByrd’s Muddy Waters Restaurant, where patrons dine amid kitschy pirate décor. Lemon Café is a bustling morning spot for coffee and breakfast. Grocery stores range from Ideal Food Basket of Deerfield and Walmart Neighborhood Market to Latinos Supermarket USA, which offers more specialized items.

Walking, driving and catching a bus or train in Deerfield West

There are plenty of ways to get around in Deerfield West. Commuters are right next to a major highway, Interstate 95. Bus stations are also scattered throughout the area, and residents are within walking distance of the Deerfield Beach Tri-Rail station, which will take them to popular destinations like Pompano Beach, Fort Lauderdale and Miami International Airport.

Public schools nearby earn C to B ratings on Niche

While the area mostly caters to the 55-plus crowd, Broward County Public Schools serves children in the neighborhood. The district earns a B-plus overall rating from Niche. Children can attend Deerfield Park Elementary, a C-plus-rated magnet school. Deerfield Beach Middle offers an International Baccalaureate program and has an overall Niche score of C-plus. The B-rated Deerfield Beach High offers the Upward Bound Program, which aims to prepare students for college.
