Commuters haven with low buy-in

Seven miles southeast of downtown Austin, the Del Valle neighborhood combines a convenient location with price points far below what buyers find closer to the Austin. In addition to the easy commute to downtown Austin, the area is seeing more development thanks to the Circuit of the Americas racetrack and Tesla’s new gigafactory. Austin-Bergstrom International Airport borders the neighborhood, so noise can be a factor, and the Travis County Correctional Complex sits right next door, although Highway 71 separates both from the residential portion of the growing neighborhood.

While the gettin's good

Homeowners in Del Valle have room to breathe in large-sized lots. Ranch-style homes, new builds and manufactured homes are common, as well as land parcels ready for development. A manufactured home on an 8,000-square-foot lot can range from $200,000 to $400,000 while a bungalow or ranch-style home in one of the area’s subdivisions can range from $400,000 to $500,000. A newly constructed home can range from $500,000 to $585,000. However, prices are slowly increasing. “With both the Circuit of the Americas racetrack and Tesla’s headquarters, the area has started to grow a lot, so property values are definitely going up,” says Spence Collins, a local real estate broker with more than a decade of experience.

Tesla donates $600,000 to Del Valle ISD

Kids can attend Del Valle Elementary School before heading to Del Valle Middle School, both graded C by Niche. Del Valle High School is rated B-minus. Tesla donated $600,000 to the school district for equipment purchases for the Gigafactory Texas P-TECH Manufacturing Studio. The manufacturing studio will be in the new Early College High School, which is under construction next to Del Valle High School and is scheduled to open in August 2024. The Thinkery Museum in Austin also partnered with Del Valle ISD to create a STEAM learning institute and a first-of-its-kind Thinkery neighborhood museum, all housed at the Del Valle ISD Central Child Development Center.

The Colorado River and COTA racetrack

The Colorado River bends its way through the area, marking the neighborhood’s northern boundary and providing residents with ample opportunities to relax riverside or cast a fishing line. Just outside town is Southeast Metropolitan Park, an expansive green space with hiking trails, sports fields and playscapes. When the racers rev into town, locals head over to the nearby Circuit of the Americas racetrack to take in the action, including the annual Formula 1 United States Grand Prix, which brings in some of the sport’s biggest names for a high-octane weekend of racing. The racetrack also hosts events throughout the year, such as car shows, concerts and Del Valle Day, a free community event that includes live music, games, carnival rides and interactive exhibits. And although it is technically housed in a wastewater facility, the Hornsby Bend Bird Observatory is an excellent spot for birding.

About 10 miles from South Congress Avenue

Shopping and dining options are limited in Del Valle, so many residents run errands in Austin. South Congress — one of the best shopping and dining districts in Austin — is about 10 miles away. However, there are a few local eateries in the area, like Jasmine’s Restaurant, a colorful Mexican cantina, and Henry’s Barbecue, a no-frills joint serving up meaty essentials. Locals can grab groceries at the H-E-B plus! on Riverside Drive, which is about 5 miles away, and take Highway 71 to other major thoroughfares, like the 183 Toll Road and State Highway 130, also known as the Pickle Parkway.
