Seven miles southeast of downtown Austin, the Del Valle neighborhood combines a convenient location with price points far below what buyers find closer to the Austin. In addition to the easy commute to downtown Austin, the area is seeing more development thanks to the Circuit of the Americas racetrack and Tesla’s new gigafactory. Austin-Bergstrom International Airport borders the neighborhood, so noise can be a factor, and the Travis County Correctional Complex sits right next door, although Highway 71 separates both from the residential portion of the growing neighborhood.
Lexington Park in Del Valle is a small subdivision of about 5 blocks.

While the gettin's good
Homeowners in Del Valle have room to breathe in large-sized lots. Ranch-style homes, new builds and manufactured homes are common, as well as land parcels ready for development. A manufactured home on an 8,000-square-foot lot can range from $200,000 to $400,000 while a bungalow or ranch-style home in one of the area’s subdivisions can range from $400,000 to $500,000. A newly constructed home can range from $500,000 to $585,000. However, prices are slowly increasing. “With both the Circuit of the Americas racetrack and Tesla’s headquarters, the area has started to grow a lot, so property values are definitely going up,” says Spence Collins, a local real estate broker with more than a decade of experience.
Homes in Del Valle tend to have large, lush yards with mature oaks.

The Colorado River and COTA racetrack
The Colorado River bends its way through the area, marking the neighborhood’s northern boundary and providing residents with ample opportunities to relax riverside or cast a fishing line. Just outside town is Southeast Metropolitan Park, an expansive green space with hiking trails, sports fields and playscapes. When the racers rev into town, locals head over to the nearby Circuit of the Americas racetrack to take in the action, including the annual Formula 1 United States Grand Prix, which brings in some of the sport’s biggest names for a high-octane weekend of racing. The racetrack also hosts events throughout the year, such as car shows, concerts and Del Valle Day, a free community event that includes live music, games, carnival rides and interactive exhibits. And although it is technically housed in a wastewater facility, the Hornsby Bend Bird Observatory is an excellent spot for birding.
The Colorado River meanders through the Del Valle area.

About 10 miles from South Congress Avenue
Shopping and dining options are limited in Del Valle, so many residents run errands in Austin. South Congress — one of the best shopping and dining districts in Austin — is about 10 miles away. However, there are a few local eateries in the area, like Jasmine’s Restaurant, a colorful Mexican cantina, and Henry’s Barbecue, a no-frills joint serving up meaty essentials. Locals can grab groceries at the H-E-B plus! on Riverside Drive, which is about 5 miles away, and take Highway 71 to other major thoroughfares, like the 183 Toll Road and State Highway 130, also known as the Pickle Parkway.
Del Valle residents often travel 10 miles to take advantage of the eclectic shops and cafes in South Congress.
South Congress restaurants and bars are the heart of its social scene and frequented by Del Valle locals.

The area surrounding Circuit of the Americas racetrack is a burgeoning development for those looking for affordable homes close to Austin. “Most home buyers see the growth of Del Valle through Circuit of the Americas, Tesla and Velocity (a master-planned community), and want to be a part of that for a future return on investment,” says Anastasia Burkholder, a sales counselor for Brightland Homes. The neighborhood is located about 20 miles north from downtown Austin and approximately 10 miles from Austin-Bergstrom International Airport.
The Circuit of the Americas racetrack is home to the annual Formula 1 United States Grand Prix, which brings in some of the biggest names in racing for an action-packed weekend. The racetrack also hosts events year-round, including concerts, car shows and go-karting.
Homebuyers are drawn to the area surrounding the racetrack for its affordability and wide variety of homes styles, such as ranches, split levels and "snout houses" with large garages. Many homes are freshly built and range in price from $250,000 to $400,000. However, there are pricier properties designed for car enthusiasts. Located on the famous Turn 11 at the racetrack, T11CarCondos is an auto lover’s dream that offers ample living space and plenty of room for toys with units that range from $475,000 to more than $2 million. Outside of the annual Grand Prix race, residents aren’t affected by traffic or noise from the racetrack.
Students can attend Del Valle Elementary School before progressing to Del Valle Middle School, which both receive a C from Niche. From there, teens can attend Del Valle High School, a B-minus graded school where students can participate in 19 different varsity-level sports.
Residents largely have to travel about 25 miles to Bastrop for shopping and errands. Locals can get groceries at Walmart or H-E-B, or pick up a quick bite to eat at fast casual restaurants like Chick-fil-A or Whataburger. Closer to home is Meches Mexican Restaurant, which serves up authentic enchiladas, fajitas and tacos. While the area lacks amenities, there are several up-and-coming mixed use developments in the works promising to bring additional housing, stores, restaurants and green spaces. “There is a master planned community, Mirador, being built across the street on Pearce Lane with 4,000 single family homes, 75 acres of commercial space, hike, and bike trails and more,” Burkholder adds. “This is important because the hope is that it will raise the value of homes in (the area), putting homebuyers in an amazing position.”
Many of the subdivisions surrounding the track have their own parks, playgrounds and multi-use trails. Residents can also head to Stoney Ridge Neighborhood Park to play a game of basketball or enjoy a picnic. Less than 10 miles away is Quest ATX, a wakeboard and water park perfect for hot summer days.
