A growing neighborhood in Southwest California
Downtown Delano is a small neighborhood in the heart of Delano, the second-largest city in Kern County. It’s 32 miles away from Bakersfield, which takes first place. Downtown Delano’s population has grown by 4% since 2020, and the area is being developed to accommodate. “They’re building fast food chains like Chipotle, which wouldn’t be happening unless more people were moving here,” says Anish Mohan, a multifamily unit developer with OM Development and Construction, who has worked in Delano for nearly a decade. “Also, more homes are being built, and they’re more affordable than areas like Bakersfield.” The neighborhood is mainly filled with renters who can access walkable streets and public transportation. While it has a busy urban feel, residents are connected and host many community events, such as Delano Harvest Holidays. “The community of Delano is great,” Mohan says. “It’s a very helpful community.”

Meals at Jenny’s Café
Jenny’s Café is a popular Mexican restaurant with a colorful interior that serves breakfast, lunch and dinner. The nearby Mariscos Las Islitas serves seafood. There are also many fast-food spots here, including McDonald’s and Jollibee, a popular Filipino chain known for its fried chicken. People can get groceries from Vallarta Supermarket on Main Street or La Barata Market, a local Mexican grocer.

Making memories at Memorial Park
The community participates in a Cinco De Mayo festival in Memorial Park, which features music, dancing and food highlighting Mexican culture. In October, people congregate in Memorial Park for Philippine Weekend, a three-day event that includes dance competitions, sports tournaments and lots of Filipino food. Delano Harvest Holidays is an annual fall event that also happens in the same park, with a car show, parade and live music.

Multifamily homes are common
Most of Downtown Delano’s residents are renters. While many of the homes here look like small bungalows from the front, they are often multifamily homes with additions or detached structures built in the back. Homes are set close together, separated by fencing, and most have carports for parking. Homes rarely come on the market here, though prices range from $235,000 to $450,000 depending upon size and state of repair.

Studying at Almond Tree Middle School
Children can attend Fremont Elementary School, which earns a C-minus from Niche, before moving on to Almond Tree Middle School. It receives a B-minus and has a School Plan for Student Achievement, or SPCSA. In Delano, there’s a separate school district for high schools—the Delano Joint Union High School District—which receives an A from Niche. Kids can attend Robert F. Kennedy High School, graded B-plus. The school has many athletic programs, including girls' golf. Bakersfield College – Delano Campus is 2 miles away. There are no private schools in the neighborhood, but nearby churches include Our Lady of Guadalupe Church and VIDA CHURCH, which offer Sunday sermons in Spanish and English.

Memorial Park for golf, Cezar Chavez Park for a splashpad
Delano Public Golf Course has a 9-hole layout in Memorial Park, which also has a playground and athletic fields. Delano Aquatic Center and Cezar Chavez Spray Park are the neighborhood's go-to summer destinations. Next door to the park is Ellington Community Center, where kids play sports and people can gather for picnics.

California State Route 99 and rapid transit stops
California State Route 99 which runs through the neighborhood. The Delano Area Rapid Transit also has bus stops scattered throughout, helping commuters reach work in the area and Bakersfield. “Many people who live downtown are tenants in the agriculture industry,” says Vincent Lara, a Realtor with San Joaquin Realty, who was born and raised in Delano. “They work in vineyards or are orange, pistachio and almond growers.” The Fresno Yosemite International Airport is 82 miles away. Downtown Delano has a CAP index crime score of 8, compared to the national average score of 4. Adventist Health Delano is about a mile away.
