Polo Trace gives buyers country club-level amenities
The Polo Trace neighborhood in Delray Beach offers residents country club living without being a golf club member. Polo Trace was established in the 1990s as a golf course community, but developer GL Homes acquired the course and developed more housing. Homebuyers can expect the gated community to have smaller lawns and private pools, with most backyards facing out onto artificial lakes while palm trees accent the properties. The 26,000-square-foot clubhouse gives residents access to a community pool and other services. “Polo Trace is like a country club without the fees,” says Moris Rafailov, a Realtor with Coldwell Banker Commercial Realty who sells in the area. “It has basically every single amenity that a county club has, and that’s a big attraction.”
Mediterranean-style homes with an HOA
Older homes built in the 1990s can cost between $600,000 to $900,000, while newer construction from the 2020s can cost between $1 million and $1.5 million. The dominant home styles include single-story Mediterranean revivals and New Traditionals. HOA fees vary by property but are over $600 and provide landscaping, cable and internet.
While hurricanes can be a factor, Rafailov says homes are constructed with hurricane-impact windows and shutters. Maps from Palm Beach County do not show any flooding risks. The area is also near a water treatment plant and a small aerodrome, but Rafailov says the area does not encounter any noises or smells. The neighborhood also has a CAP Index Crime Score of 2 out of 10, lower than the national average of 4.
Most homes in Polo Trace are single-story and feature double garages.
At Polo Trace, newer construction can cost between $1 million and $1.5 million.

Polo Trace students start at Hagen Road Elementary, which has an A-minus rating on Niche. They continue to C-plus-graded Carver Middle School. Spanish River Community High School has an A-plus rating and features law, biotech and entrepreneurship programs.

The community also has miles of biking and walking trails around the artificial lakes. Several wetland preserves are near Polo Trace, including Green Cay Nature Center and Wetlands in Boynton Beach, which has over 100 acres of wetlands attracting multiple bird species and elevated boardwalks. The Wakodahatchee Wetlands also has a boardwalk and gazebos. Local parks include Barwick Park, which has a covered playground, fitness trail and barbecue stations.
Nearby golf courses include the Westchester Country Club, which has a 27-hole layout and a driving range. The executive Lakeview Golf Club, which has been in Delray Beach since 1972, is over 3,000 yards.

The Palms is a casual dining spot at Polo Trace’s clubhouse that is available for residents only and is open for lunch and dinner. Beyond the community, restaurants can be found along Atlantic Avenue, which features a mix of chain and local spots. Penelope’s Diner features a wide selection of salads, sandwiches, and burgers. Yakitori Sushi House has authentic Japanese dishes.
Atlantic Avenue is also home to big-box retailers and grocery stores, including Aldi and Publix. Delray Medical Center is 6 miles southeast.
