Prices range from around $1.2 million to $5 million, depending on size, which ranges from around 2,000 to about 5,000 square feet. "You get a better price per square foot than you do farther east in Delray while still being just a quick 5- to 10-minute drive downtown," Braboy says. Residents are primed for hurricanes from early June through late November, but this neighborhood has a low flood risk.

Residents can choose between optional beach club, golf club, or bundled memberships. The neighborhood is about 4 miles from the water. "You get the best of both worlds if you like the beach and golf," Braboy says. "It's a unique aspect you can't get with any other club: usually you get a one or the other." The 18-hole golf course underwent a $14 million redesign in 2023, incorporating tree-lined fairways, practice facilities and enhanced water hazards to add an extra challenge. The Seagate, one of three similar clubs in Delray, features beach access, a saltwater swimming pool, childcare services, and beachside food and beverage service.

Public and private school options in Delray Beach
Public school students can attend Palm Beach County schools. Students are zoned for Orchard View Elementary, which gets a B-minus from Niche, Carver Middle School, which receives a C-plus, and Atlantic High School, which gets a B-plus. Atlantic offers career academies and programs in construction, criminal justice, drafting, digital design, early childhood, finance and medical science. Delray also has private school options such as American Heritage, an A-plus-rated school serving pre-k through 12th-grade students.

Holiday celebrations are a highlight at the golf club. The recent renovations added space for neighborhood gatherings. "They added this large, covered portion at the back of the club, which is great for events," Braboy says. The festivities include a New Year's party, Fourth of July cookout and Veteran's Day golf tournament.

Fine dining at Bourbon Steak
Residents enjoy fine dining by the beach. The Seagate recently opened Bourbon Steak — a chain owned by Michelin-star chef Michael Mina. It offers an upscale take on a traditional steakhouse, serving tableside cocktails, caviar and wagyu cuts. West Atlantic Avenue has grocery options less than a mile away, including Publix, Sprouts and Mario's, a specialty Italian market. Closer to the beach, East Atlantic Ave is Delray's busy retail, restaurant and nightlife scene with bars, boutiques, fine dining and casual eateries.
